“Pros: The units are nice, neighbors are friendly, close to all major trains the roaming supers they use are actually all very nice , the new company did refresh the doors and updated with electronic locks which is a cool feature to have Cons: Ever since the new company took over we no longer have a live in super, there is graffiti all over, maintence issues are not adresseed as quickly or even ignored constant pest issues even in the hallways the roaming supers seem to not have enough time to address building issues its timed work when you need something, the office ignores residents everytime you do get a response its from someone new its a rotating mess Advice to landlord: Improve your customer service dont take advatnage of people we are all busy but its obvious where things are lacking at the building”

“Pros: very clean and well maintained. never really any bugs or problems within our apartment. Cons: there’s no control over the heat so it’s very hot year round even with AC on and in winter months. price too for no dishwasher or laundry Advice to landlord: lower the heat!”

“Pros: Close to subway, safe area Cons: Laundry is far, heat is way too hot - felt like a sauna in my room, next building is so close - when your neighbors throw a party it’s like they’re in your room/apartment, landlord raises the rent by 60% every year or something Advice to landlord: Turn down the heat during winter!!”

“Pros: Good location that’s it lol Cons: Someone’s dog pooped in the hallway and it took days to pick it up. Someone else puked in the hallway on the top floor and it took hours for anyone to do anything and it stunk up the entire building. I’ve seen roaches. Hot water takes 10 minutes to get up the pipes. It’s like living in hell in the Winter, the heat is always at max. Apartment is in the 80-90 degree range unless it’s under 10 degrees out. Walls and floors are thin can hear everything, especially the loud intercourse neighbors are somehow always having. Always smells like weed. Everyone in the building is in their 20s and loud/partying all the time. Not even the worst part, the street below is one of the busiest I’ve seen and the light is not synchronized at all. Honking starts at 7am and doesn’t end until 6pm. Can still hear on the top floors and will ruin your meetings. Advice to landlord: Be more responsive and don’t ask for ridiculous amounts in rent because there’s no way you can justify the price with this many problems and this little amenities”

“Pros: The location is convenient to a lot of good food and the park and the apartments are large for the price. Cons: Lived across from a hoarder with a roach and rat infestation who the building failed to deal with. My apartment became infested as well and I had to pay out to break my lease early. When negotiating they attempted to upsell me on a much more expensive unit in Carnegie hill on an 18 month lease.”

“Pros: Super was good Cons: Rodent problem, cockroach problem, water and heat off every few weeks Advice to landlord: Allow renters out if rodent problem persists”

★★★★★Dec 2020

“Pros: I stayed for a year on the top floor, and just really enjoyed my year here. I had some loud neighbors who fought at night, but besides that, I often wish I was back at my studio on the top floor. Super is fantastic and very responsive. He’s helped me out in lockout situations and is always quick to respond to service requests. Generally, an affordable building. No bells and whistles but pretty noise proof and living here felt “easy”. Location is ideal with easy access to the queensboro and a lot of cute places in the neighborhood. Can feel a bit seedy at night but overall felt very safe here. You need to use your key twice to get into the front doors. Oh and unexpected surprise of getting my entire security deposit back! Cons: Lease price hiked when I was looking to potentially resign. Silly because they ended up replacing me with another lease that was much less (covid). Oven was a POS. Appliances in general left a lot to be desired. Heat in the winter was cranked up super high. Better than the alternate but I had to run my AC. Advice to landlord: Would think just a bit more strategically about leases. This place is a bit of a factory and most people only spend a year here because they hike up rents by an absurd amount.”
