“Unit 18E Pros: Beautiful building, friendly doormen and valet, apartments are nice with high ceilings and finishings, amenities Cons: The super/building manager is not proactive and rude, very unhelpful. Construction on various floors as the building sells more units can be loud.”

“Unit 5R Pros: They keep the building amenities in pretty good shape. Very responsive to work orders. Staff is very friendly; from the porters up to the super. Cons: Nothing to report. I have had a great experience living here”

“Pros: Lived here a year and never once heard my neighbors. Amenities are kept clean, doormen are incredibly friendly, responsive to fix apartment issues at all hours. Cons: None, I have no complaints. Advice to landlord: Keep doing what you're doing!”

“Beautiful historical building in Lower Manhattan. Outstanding staff and maintenance teams. Great rooftop terrace- perfect for bbqs, sun, and fun. Gym, children's playroom, and other features available on site.”

“The staff is wonderful here ? the concierge, maintenance staff, mailroom staff, etc. are so helpful and kind. I also really enjoy the amenities at the building. Highly recommend this building to anyone looking to live in FiDi.”

“Very quiet and well run building. The location of the building is perfectly situated among dining and restaurants. There are many parks and pedestrian walkways in the neighborhood. Many subway lines are nearby.”

“Once Douglas Elliman took over property management a couple of years ago, the maintenance service got worse. However, the staff are professional and friendly. Especially, Abraham, Brian and Saul are always very helpful.”

“My experience has been great! The doorman are wonderful and the building is always very enjoyable and clean. My only suggestion is to have the TVs on the gym treadmills fixed. Only half of them work.”

“25 Broad is truly a dream. The staff are so wonderful, the amenities are fantastic and the apartments are perfectly spacious. I couldn't imagine living anywhere else in Manhattan! We are so pleased with everything.”

“With the exception of noisy dogs next door, 25 Broad has been a fabulous place to live. The staff is superb, the amenities solid, and the neighborhood delightful. The finishes are high-quality and the value strong.”

“Experience has been great living here. Nice staff, particularly doormen are always pleasant to say hello to or speak with. Building is well maintained. Location is fantastic; very close to transportation, and FiDi is becoming a great neighborhood”

“They keep the building nice and clean. The lobby looks really beautiful and nice and warm. The management responded quickly for our concerns and questions. I am happy with the people working here. I love our place”

“Beautiful building with friendly and responsive staff. Some annoying rules (e.g. 2 guests allowed per apartment at the rooftop) and old building quirks (mechenical noises from the ceiling/walls). Wish there was more vibrant community building events, but I understand that's not for everyone.”

“The community is really quiet, amenities are great such as the rooftop, gym and lounge rooms. The position is phenomenal: there are several subways close to the apartment making easier to move in the city! Very recommended!”

“Pros: Issues got fixed within 24 hours, upcoming scheduled maintenance was always communicated ahead of time, hallways and building amenities were cleaned regularly. Plus the doormen are awesome Cons: Area is pretty quiet, dead on weekends. Not as many food delivery options as other neighborhoods, but I guess you can take the subway a couple stops to West Village or LES”

“Our experience at 25 Broad Street has been pleasant and enjoyable. The staff is polite, respectful and responsive. We would strongly recommend the building to all who are interested. We have been here for 12 years and have enjoyed it.”

“We like the building. The staff has always been extremely friendly and attentive. It's well kept in terms of cleanliness and in good repair. It's an interesting mix of residents, mostly friendly and pretty considerate in the elevators and in the lobby and roofdeck.”

The amenities are awesome - so great to have this stuff right in our building. Package room is the best!! The staff are wonderful and always willing to help. “This is s gorgeous building in a neighborhood that each day has more to offer. A landmark building that was tastefully renovated makes 25 Broad a great combination of the old with the new. The staff that works in the building are very professional. Every time I had a problem they resolved it in the same day. They are also courteous and friendly and they always go the extra mile to help you with whatever you need.”

“We've always loved it here and have made a home out of our apartment. The staff are always welcoming and incredible, and the amenities are really great as well. We have truly loved living in this building for the last 3+ years.”

“Beautiful Landmark building with great, upscale units. This building has the best maintenance and front desk staff of any property I have lived in Manhattan, but... The management company is a disaster and who refuses to have any type of relationship with their tenants. I know we live in Manhattan and it is all about business, but I will never understand a landlord who would rather have an empty unit than a paying tenant. Disrespectful with zero care in the world for their tenants health and safety. They are currently attempting to rent and convert to condominiums, so that is another obstacle to having an enjoyable experience here.”

“Building went through renovations this winter for a condo sale and the finished product is stunning . The new roof deck has a luxury feel and is beautiful . Property is well maintained. Mike and the maintenance staff are excellent . Management team is very professional. I cannot forget the concierges ( Sal and Martin). My one recommendation would be to get Fitness on Demand in the yoga studio . I am sad the building is selling , but happy I was able to renew another year .”

“I have had a pleasant experience at 25 Broad . Fitness center is very nice . I have large unit and great closet compared to my previous NYC apartments . Staff is very friendly . Maintenance issues are attended to very quickly . Not always resolved quickly , but they try their best and that is all I can ask for .”

“AVOID. Was completely misled by leasing office agent when I signed the lease; was told the bldg was going condo in 2019 but "it wouldnt affect me at all". Ten days into my lease (Oct 2018), construction began and it has not ceased. Amenities were closed (most reopened in MArch) but renters are subsidising LCOR mgmt while they repair & prepare to sell units off. I feel misled & conned. Mgmt would not offer even a $1 of concessions. Scaffolding stillin the lobby & roof terrace closed(both since Oct '18), repairs and elevator repair on every floor. Ive paid to live in a construction site. I asked for the name of their lawyers and called the outside exec mgmt of LCOR to appeal for some kind of concession - no response. Im disgusted by LCOR. Only positive is the great doormen & mtnce staff. Units facing the Exchange Place side of the bldg look directly into the apartments across the one lane "exchange place" so privacy is limited and no direct sunlight can come in. It's a dog friendly area- however, despite watering down the street (Exchange Place), the smell of dog urine lingers.”

“My husband and I just renewed our lease and we love our HOME at 25 Broad . Family atmosphere. The new playroom is fantastic. The front desk( (Especially Martin)treats us with personal service and a friendly smile every day .Maintenance issues are addressed very fast . Management is very responsive and communicates very well residents to set expectations during renovations . I would highly recommend this community.”

“This is an uninhabitable building with horrible living conditions. I am currently stuck living here and cannot get out of my 5600 a month lease. There is construction of a 90 story building next door with noise so loud you can NOT even work from home. Please note that they have a permit to work 7am-6pm and on Saturday! The lobby is ripped up sending fumes throughout the entire building and the common areas are not available for months due to the condo conversion. I highly recommend living somewhere else. For the amount of money we are paying with no consessions or care for these issues is ridiculous.”

“A very well managed building . Problems are resolved very quickly . The manager is very responsive and communicates frequently to us . Maintenance requests are handled very fast . Michael and his team are excellent. He also always follows up with me over the phone and checks to see if we have any pending issues when I see him around the building. I really appreciate him always going above and beyond to make us feel appreciated as residents .There is currently renovations going on in the building . Building is also changing to a co-op. It can be pretty loud at times with all the current construction, but my family would like to continue renting here as long as 25 Broad allows us to stay .”

“Deplorable living conditions with construction throughout the entire building . Management refuses to offer any rent concessions . My family is locked in a lease paying over $7000 a month to live in a construction zone for the next 8 months . LCOR WILL HEAR FROM MY ATTORNEY !!!!”
