“Pros: Great layout, modern finishes, good soundproofing Cons: Low responsiveness from super, can be dodgy out front”
— 1860 3 AVENUE · Manhattan“Pros: Convenient location, great layout, good dishwasher and W/D. Decently responsive management, though they aren't especially friendly. Don't hear much noise from neighboring units. Cons: Poor construction... my apartment has cracks all over the walls from the room expanding and contracting throughout the day / seasons. The tiles they chose in the bathroom also easily trap moisture and cause mold. Also it's super loud because it's next to Bedford Ave. so you hear traffic and honking at all hours of the day. I also smell other people's apartments (cooking, frying, smoking, etc.) in my apartment because of the way ventilation is set up.”
— 1860 3 AVENUE · Manhattan“Pros: Almost brand new building, good amenities and kept very clean Cons: So insanely noisy if your window faces Bedford Av. We were the first tenants to move in and the landlord promised a doorman that never arrived in the 1.5 years we lived there.”
— 1860 3 AVENUE · Manhattan“Unit 6a Pros: SUPER clean nice amenities right next to a subway and a lot of restaurants Cons: Super is incredibly lazy and unresponsive ("clean X by yourself", "I can't repair the dishwasher :/", etc) Apartment access via App sometimes doesn't work, can get locked out”
“Pros: * Clean building * Laundry in unit * Elevator * Good Noise isolation (Corner unit not facing street so that helps). * Good natural light (6th floor) * Small gym with basic things * Garbage chute in every floor * Security cameras Cons: * Management takes time to respond to tickets * Management sometimes tells you should fix and not willing to bring someone to check (air conditioning, dishwasher, etc). * Water fountain in the gym has never worked * Packages were opened or stolen sometimes (One time was another neighbor, management checked the cameras, usually people from outside) * Management refused to give a door for the internet box cover. * Pet fee * Amenity fee Advice to landlord: Management should be more responsive and willing to check if something is not working correctly.”
— 1860 3 AVENUE · Manhattan“Pros: 1. New building with good layouts, 2. Right near subway station and other transportation (bus to downtown Brooklyn, Williamsburg, 15 min walk to G train), 3. Good amenities (gym, roof, grills), 4. Good garbage management & cleanliness, 5. Walking distance to a lot of neighborhoods (Crown Heights, Clinton Hill), 6. Price for first 2 years was reasonable, 7. Neighbors are respectful Cons: 1. Management generally responsiveness to requests, but takes a while to fix things. The door handle on the front door has continually been broken and it took a long time to fix even a after several requests, 2. Management is trying to raise rent over 10% this year when we've been living in the building for 2+ years, even when similar (esp luxury) buildings in area remain unoccupied or at lower prices, 3. Mosque outside got a new speaker or microphone so extra loud during the day and odd hours, and there's also a lot of ongoing construction, 4. Maintenance of amenities not the best - for example, the roof furniture isn't covered so the rain and weather have taken a toll on them, 5. Cheap appliances because we have had frequent issues with fridge, AC, washer/dryer, etc. Advice to landlord: Don't raise the rent over 10% to longtime residents”
— 1860 3 AVENUE · Manhattan“Pros: Great, helpful neighbors. Cons: The roof, lobby, and common areas are well cleaned or maintained. Multiple elevator violations and people getting stuck. Advice to landlord: Better maintenance”
— 1860 3 AVENUE · Manhattan“Pros: Neighbors are great Cons: For landlords who claim to be such men of god that they aren't reachable for weekend emergencies, they don't care at all about forcing an entire building of tenants out of their homes. We have only been here 1 or 2 years, yet they are still raising rents $500-$700 per month for everyone. They will do the same to you next year if you move in. Utilities double what my friends in other buildings are paying. The mosque is loud multiple times a day. (Broker will intentionally bring you when call to prayer isn't happening so you don't know.) Elevator unreliable. Building front door keeps breaking. Refrigerators/freezers are already small, but start leaking and can only be replaced with smaller fridges. Walls are full of metal and hard to mount things into. Whole first year was construction and no one was given credit. Package deliveries can't always enter and management won't offer door code or connect virtual doorman for phone app access. Gym is sparse. Shower water pressure low.”
— 1860 3 AVENUE · Manhattan“Pros: Very close to the subway (A/C lines). Apartments are new with very nice kitchen and bathroom. Lobby and hallways all clean and quiet and taken care of. Cons: The unit does get very hot, in the summers especially. I assume it has to do with the windows. Even when the sun isn't out or when the weather would start to get colder. Also, there's a package room but no doorman. Packages tended to be left outside the package room and theft was very common.”
— 1860 3 AVENUE · Manhattan“Pros: 1. New, clean building 2. Small community feel with neighbors 3. Good unit layouts and design 4. Nice rooftop and view Cons: 1. Building management is biggest con. You might not have to interact with them much, but they sometimes drag their feet addressing concerns. 2. Super lives in the Bronx and can take a while to come fix things. Some people have locked themselves out of their unit and takes days to get back in. 3. Mosque next door, traffic, and people outside generally contribute to the noise level which isn’t terrible but not quiet. 4. Some of the other tenants aren’t extremely considerate (probably not unique to this building). Typically trashing community areas like the roof, elevator, etc. Advice to landlord: Number one thing would be dedicated super that’s close to address tenant concerns in a timely manner”
