160 RIVERSIDE BOULEVARD, LLC · avg 3.8 ★★★★★ · New York City
“Pros: 1. Friendly and responsive building staff (i.e., security, porters, front desk, maintenance) Cons: 1. There has only been one functioning elevator in each elevator port for the past calendar year. It took management about 7 months to bring in a team to repair the broken elevator, and the repair has been ongoing for 3 months. Once that elevator is fixed, the functioning one will be taken out of commission to be "modernized." 2. Construction has been ongoing for the past calendar year and is always running behind schedule. Expect to hear loud drilling noises in your apartment throughout the day. At times you may not even receive a notification ahead of time and even when you contact the super he just ignores the message. 3. Lots of issues with hot water - there have been many shut-offs throughout the past year”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: Location is great. Cons: Managed by A&E Real Estate, a slum lord - please research them prior to proceeding with an application for this building and pay special attention to the pending litigation against them. Took over building and cut security, maintenance and other essential services which has negatively impacted the quality of life of all residents. Frequent water cuts and weekly elevator outages. Advice to landlord: Stop being a slum lord.”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: Great Location, Nice Units Cons: Massive Renewal! Building is always being worked on Advice to landlord: Be Better”
“Unit 21F Pros: The doormen are lovely and helpful, especially given the building issues. The location is excellent next to Riverside PArk and close to Lincoln Center Cons: If you care about safety DO NOT RENT HERE. The most important thing to know is the renovation has been going on for years. The elevator situation is terrible. They frequently breakdown leaving people stuck in the elevators or stuck in the Tower apartments - I have been stuck 3 times in the last 12 months. If you are elderly or have a medical condition this building is not appropriate for you. Today ALL FOUR elevators were broken simultaneously leaving the service elevator as the only access to floor 17 or below. All higher floors required the stairs. It took the building 2 hours to notify tenants of the ongoing situation. The building security is only on site until 8pm - meaning there is no overnight security. The fire exit on the 67th St side is broken (the push bar is missing) We have had a work order open for our apartment for 15 months - this work order also relates to safety. The building has made no accommodation or compensation for ongoing situations - they instead increased rent Advice to landlord: Act like you care about your tenants and address concerns”

— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: Clean, thick walls, lovely staff, laundry in-building. Cons: Unreasonable rent increases, constant construction, water shut-offs, demolition noise. Elevators constantly breaking.”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: The buildings location is great being right on Riverside next to the park and the Hudson. Pretty spacious units with good lighting. The doormen and maintenance staff are very friendly. The gym is a bit dated but plenty of machines. Overall good living experience, but will take a few years to finish all the renovations. Cons: We could hear our neighbors scream through the vents which was very annoying. The building was purchased and received new management a few years ago, so they were constantly doing construction and renovating units which got noisy. The front lobby was closed for 6 months which was not ideal.”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: Gym included Laundry in building I always felt safe Cons: No laundry in unit”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: - riverside park across the street - good/not crowded gym - can control heat and AC - quiet Cons: - doormen often not around”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: - Friendly staff - Maintenance issues fixed fairly quickly when submitted through portal - Day to day noise from neighbors is very minimal - Did negotiate lease renewal, but still was a 5.5% increase Cons: - Gym has a fee unlike neighboring buildings - Noise from renovations is a lot - Water frequently shut off temporarily due to renovations - Can't call super, just email - Hot water and heat not included in rent”
— 160 RIVERSIDE BOULEVARD · Manhattan“Unit 807 Pros: Nice neighbourhood Up to date units Super works fast Cons: They increased my rent from $2500 to $3800 despite having stayed there for two years.. lol Far from subway Advice to landlord: Be more decent pls”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: - Near the park (great for runners) - Clean - Well maintained - Fast response for fixes Cons: - A bit far from train - Toilet had problems - Right by the water, so if it's windy, good luck Advice to landlord: Nothing really, I think this place is pretty great”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: has security guard at service entrance Cons: the doormen are not very nice and give problems when getting deliveries.”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: Park across the street Cons: Prices, building upkeep, windows suck, noise from parkway can get loud, and now they are drilling apartments. Basically doing the “luxury” insane rent hikes for half the size. I believe this will end NY. We need to go back to basics… Advice to landlord: Don’t raise rent and make sizes smaller. Appreciate your tenants. Don’t treat us like a number. Don’t do what 101 did. Ive lived in NYC for over 20 years and this is the first time I feel scared what landlords are doing to tenants will not recover this city. Everyone I know are leaving in droves at every increase. But there are still some landlords or apartment owners running old school. Their buildings are full, tenants are respectful, staff are happy, which in the city are considered part of our family. You usually stay in a building at least 4 years. Trust me, NY’ers are loyal to the core but once the words out that a certain leading office or landlord are taking advantage of them, word spreads quickly. I hope you will be part of the solution, not the problem.”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: location, location, location! Good apartment size. Most of the building staff are great, excluding the leasing office and management. Cons: There was an arsonist tenant that was repeatedly setting fires for almost a year and there was no communication on that. Management (old and new) are difficult to deal with. Lack of communication and responsiveness. Expensive. Not great storage. Advice to landlord: Communicate with and actually value your residents.”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: * They address your concerns right away. * The neighborhood is nice. Cons: * The humidity in apartment is too dry Advice to landlord: * Lower price”
— 160 RIVERSIDE BOULEVARD · Manhattan“I do not recommend this building. It's not a real luxury building. Packages are stacked all over the lobby which looks tacky. Repairs to individual apartments, and common areas like elevators, can take weeks or months to repair.”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: Comfortable, space is fine Cons: Monitoring of deliveries, elevator”
— 160 RIVERSIDE BOULEVARD · Manhattan“Pros: Great location near River Cons: Management can be difficult to deal with Advice to landlord: Take better care of current residents. Sometimes you only feel listened to if you are a new prospective tenant”
