138 E 38TH STREET GROUND OWNER LLC · avg 3.7 ★★★★★ · New York City
“Pros: Solid prewar construction. Thick walls, good elevators (when working). Kept reasonably clean and fully pest-free Cons: Heat is run extremely infrequently even on coldest days. Often below legal minimum temperatures. Owners installed new "smart" boiler to try and save money, heating FAR less than before. I am on one of the bottom floors (should be the warmest) and boiler rarely runs. Ownership is nickel-and-diming for things like a monthly charge for water. At one point, management let garbage pile 6-8 feet high in the garbage room. Trash chute often broken Elevators break somewhat frequently but there are 2 and breakdowns are happening less. Advice to landlord: Stop cheaping out on things like heat, utilities. Premium prices must = premium experience”

— 309 LEXINGTON AVENUE · Manhattan“Unit 3B Pros: Location Close to city Cons: Zero/None Security- homeless people easily enter the building Packages get stolen Management not responsive Very loud neighborhood Unreasonable rent and hikes Rude management Advice to landlord: Work on security and your attitude”
— 309 LEXINGTON AVENUE · Manhattan“Pros: super clean building, renovated interiors Cons: some street noise, flex walls very thin”
— 309 LEXINGTON AVENUE · Manhattan“Pros: Elevator is great, in unit laundry, good views Cons: Had an issue with water damage but it got fixed immediately. Advice to landlord: NA”
— 309 LEXINGTON AVENUE · Manhattan“Pros: Great location and nice renovations Cons: New management is terrible…maintenance requests are constantly ignored, though the appliances are new so it isn’t much of an issue yet”
— 309 LEXINGTON AVENUE · Manhattan“Unit 11G Pros: Prior super, Steve, was always prompt with repairs. Very quiet, well-behaved neighbors. Cons: Water pressure & heat were constantly a problem. New owners’ charging rents that would be prohibitive for a doorman bldg., let alone a non-doorman one.”
— 309 LEXINGTON AVENUE · Manhattan“Pros: Generally the building is kept clean. Building has an elavator. Apartments have a dishwasher and in-wall AC units (no need to buy your own). There is laundry downstairs in the basement. In-house super very responsive to issues. Cons: Building has a small elevator and it is hard to move large items. Lots of dead roaches in the basement. Advice to landlord: Really just try and resolve the roach issue.”
— 309 LEXINGTON AVENUE · Manhattan“Pros: Generally pretty clean, super is friendly and lives on-site. Quite responsive by phone/text. Mail area is large though sometimes chaotic. Trash bins in the basement always have room (emptied regularly), and there are enough washer/dryers in the building for those who use it. Good amount of natural light, units equipped with A/C (just pay as part of electric bill) and I was never cold in the winter. I'm a fan of my apartment's layout, which has a loft area, maximizing the living space. I would probably stay if I could. Not sure if this is a pro or con, but the fire escape is located outside of a fire door and not directly outside my unit (con: a bit farther if there's an emergency; pro: no one can climb up to your windows that way) Cons: Elevators are small - wasn't a problem for me, but don't count on them for moving large items. Sound from other units is minimal - you only really hear stuff near the door/in the hall, but sound from the street comes in pretty loudly sometimes. If you're there during renovation, it's pretty loud (and seems to have brought some pests out into common areas). Note: The loft space I mentioned (I think probably all E units) is NOT big enough for a full mattress to lay flat. Part of the wall cuts into a corner, so your mattress must be soft/squashable to fit Advice to landlord: Keep it up :) try to minimize outside noise (better seals on windows?)”
— 309 LEXINGTON AVENUE · Manhattan“Pros: - In general good price for the location and apt size before construction started - brings package to your door if you don’t pick it up in like 2/3 days Cons: - Constant construction noise both within building (starts at 6am) and outside the building (Cuba embassy) - Hot water is unstable - Laundry card doesn’t work sometimes Advice to landlord: Limit the noise”
— 309 LEXINGTON AVENUE · Manhattan“Pros: -package room well organized and have never experienced stolen packages -elevator has never had any issues -convenient location Cons: -management refuses to take responsibility for a rodent infested building or give any sort of reparation to residents who repeatedly experience cockroaches and mice coming from cracks in the unit in their space -building workers won’t help you if you have an urgent request on a Sunday, such as presence of rodents -building management is sassy/sarcastic and does not demonstrate any empathy when you bring issues to their attention -heat system is very unpredictable- you often experience either extreme heat or the heat is completely off for hours at a time in winter and you experience freezing cold - extremely loud street noise and noise from heaters”
— 309 LEXINGTON AVENUE · Manhattan“Pros: Clean, well-maintained, great and responsive super Cons: Common areas could be updated a bit Advice to landlord: Keep Steven and Napoleon around!”
