Plus, one of the elevators is always at ground floor, open and waiting. Cons: Dryers are non-vented Bosch units, so they take 3h to dry clothes. Additionally, street noise-levels are high, even at upper floors.”

We are under the impression that the loud party tenants have either moved out or have decided to behave. Our loft is amazing, tall ceilings, tons of light and it's huge which is hard to find in the Financial District. There were elevator problems in the past but I believe it was due to them being completely upgraded. The elevators are brand new and have been no trouble at all. The building super is a bit of a character but overall a great guy that attends to things properly. The building is undergoing a facelift and should be beautiful shortly according to the super and leasing agent. Overall, we are very happy in the building.”

Unfortunately, in Manhattan, you always get what you pay for.<br><br>1) This building advertises as a doorman building, but the doormen are useless. They will not accept packages and are often simply not at the door which brings up safety concerns. Luckily, it's relatively safe downtown.<br><br>2) The elevators are a nightmare. They have to be the worst, oldest elevators in NYC, and I don't think I'm exaggerating. They look like they are from 1950 and go up at at the rate of about 3-4 seconds/floor, which doesn't sound like a lot, but if you live on the 16th floor, it can add 3-5 minutes to your commute as you wait for the elevator to take a person down and come back for you. Even this wouldn't be bad if management didn't blatantly lie about replacing them. During the summer signs went up that the elevators were going to be replaced with the process starting by fall. Nothing has started on this front and nothing will. Apparently, they have done this in years past in summer when, coincidentally, lease renewals generally occur.<br><br>3) Maintenance/upkeep is shoddy. Paint is fading, cracks are apparent and the overall look of the halls/lobby is dingy at best. The water has gone out in this building and management has tried to blame local utilities that weren't working anywhere near a water line. As an aside, almost every weekend at 9 am a jackhammer is going off, which is really annoying, but not the building's fault.<br><br>The best thing about this place is that the apartments very spacious, which is often the case downtown. Other than that, this building leaves a lot to be desired.”
