— 300 12 STREET · Brooklyn“Unit 10 Pros: Absolutely nothing - you can commiserate together with neighbors on how horrifying management is. Cons: I cannot condense everything horrible that has happened to us in the past 3 years of living here into this section. We currently have mushrooms growing out of our ceiling and black mold that management has ignored, led us on saying they would fix it, and then never fixing the issue. I have been sick the past few weeks and am going to the doctor because of the mold. We’ve had mice the entire 3 years of being here, no matter how many times the exterminator comes. We’ve consistently had cockroaches throughout the apartment as well. We’ve had to pay out of pocket for extermination and have yet to be reimbursed. A couple other worthy mentions: our door is broken and no one has fixed it, our wood floors are chipping and broken, there has been constant leaks in our bathroom and under our sink. Trust me when I say that A&E is actually the scum of the earth, please never rent here. Advice to landlord: Check yourself and do your job or you’ll have many many more lawsuits coming your way”

Cons: Many units in need of floor refinishing. I’ve heard from neighbors that they can have trouble getting management to respond to work orders (i.e. broken door buzzer, etc) Advice to landlord: Get Verizon FIOS! As far as I know, we are the only building on the block that doesn’t have the option.”

The super Manny is nice and responsive, but you have to schedule with him the same day and follow up. Pest control was effective, and the super followed up in between appointments at our request. Cons: Tenants that have lived here a long time are generally not friendly and resentful. The building is above average loudness due to music, loud tvs, pets, and children. The floors are original to 1920 or so, and are really soft, loud, and frequently need repair. There are frequent water leaks and getting them fixed satisfactorily is difficult. There is a complete lack of outlets, and the ones you have are loose, sometimes don’t even work. You get 1 MAYBE 2 per room. Advice to landlord: Replace the floors. Enforce rules regarding floor coverings laid out in the lease to minimize noise. Fix the leaking issues.”

Super constantly told us the building didn’t have mice or roaches, but we found them everywhere in the apartment.”
— 300 12 STREET · Brooklyn“Pros: Good neighbors, dog friendly, great neighborhood Cons: the management company doesnt care for the building like they should. the front entryway door was broken with metal sticking out and cutting people. once or twice a year the ceiling leaks tons of water because there is a faulty pipe they wont fix. the super is the worst and half-asses everything. our packages are often stolen becauae people buzz strangers into the building. Advice to landlord: Spend the money and put more effort to care for the building. modernize and renovate apartments residents are currently living in abd maybe they will stay longer.”
