Pros: Location is great Cons: I went without heat and hot water numerous times and there were multiple crazy guys that lived there with cops coming in and out of building often. Lots of fighting, windows breaking, and no improvements. Advice to landlord: The building is not safe.

Pros: Very convenient location, very responsive super. Cons: Extremely dirty, lived there for a year and they only ever cleaned up the first floor. Rodents in trash room and roaches in unit.

Pros: Rooftop, convenient location Cons: We saw cockroaches once every few days despite meticulous cleaning and leaving no food out. We had extermination services and used baits. There are mice in the unit now and we live on the upper floors. Leaks from rain, unresponsive management, terribly maintained, terrible support when issues arise, just avoid at all costs. It is not worth the constant stress. You get close to fixing one issue only for another to present itself around the corner, and you can’t really fix anything because the pest issues are building wide. Advice to landlord: Be more proactive in preventing infestations and make sure the building is properly maintained. Maintain good communication with tenants

Pros: The closeness to the water, east village and lower Manhattan adventuring. Cons: The super was very poor at responding and showing up to fix things. We were without hot water for a month (in the middle of winter.) Without heat for a week around the same time, and have had issues with leaking sinks, shower and a tenant who steals packages/throes trash around at 3am and screams obscenities. Also upon moving in we realized the bedroom doors didn’t properly close and the one window does not lock. Advice to landlord: Hire a second Super to help with the work load. And triple check with the Super’s about apartments being properly maintained and “move in ready.”
