“Pros: - Location - Neighborhood - Landlord flexibility - High Ceilings - Lots of storage - Decent Space - Lots of sunlight Cons: - Everything is old. Fixtures, appliances, toilets, etc. - Floor creaks - Not very clean”
— 115 WEST 74 STREET · Manhattan“Pros: Great area/location, cute units, loft space in most units Cons: Management is scummy, heat and hot water is inconsistent and they don’t seem to want to put in the work to fix the problem at its source (small fixes every week to get the hot water working but never a permanent fix) Advice to landlord: Fix long-standing issues with long-term solutions, stop slapping a bandaid on the problem because it’s probably costing you more money in the long run. Also, make it easier for tenants to communicate with you. Email or online portal rather than being forced to make an appointment, which is impossible to do anyway because noone every answers the phone.”

Unresponsive and let neighbors leave trash in the hallway, loud noise levels every night, washing machines were over 20 years old, neighbors would prop the doors open so they wouldn’t have to take keys, etc… Ask anyone in any Brusco building. They could care less about their tenets. Avoid their buildings like the plague. Advice to landlord: Retire. Grab your money and sell them all to someone that might actually care about the building tenets. It will make NYC a kinder place to live.”

No pest issues as far as we knew, but we were only there a year. Gorgeous windows and light, and the neighbors are all very friendly. Cons: Absolutely no responses from management on multiple issues. They weren't emergencies, but they refuse to give out an email address, and I would call and leave messages and never receive a call back. They also made us mail our rent out of NYC when the building was just right down the block. Multiple of us were priced out and had to leave. Advice to landlord: Let us email you and respond to those emails promptly. It was clear you did not want to be helpful. Also switching to an online rent system would be so much easier and less of a pain for everyone involved.”

Pests with cocktoaches are infrequent but rear their heads. Laundry situation is pathetic. Advice to landlord: Update your apartment”
