“Pros: Apartment got a lot of sunlight, good neighbors Cons: Had issues with mice/roaches, generally an old building, came with all the old building issues you would expect.”

— 104 2 AVENUE · Manhattan“Unit 18 Pros: Great location, decent price. Cons: Multiple infestation problems (roaches, mice). No enforcement of communal rules (noise, pets). Packages stolen from time to time. Common areas like lobby, halls, and elevator were very poorly cleaned. Advice to landlord: Main thing would be clean the building better.”

— 104 2 AVENUE · Manhattan“Pros: Location is great and apartment is relatively clean and nice. Cons: Management is very unresponsive. The main repairman is incompetent and breaks things he comes to fix. We had cockroaches coming from unsealed holes behind bathroom mirror and were told the building doesn’t have cockroaches. Management is not renewing lease bc we were given a covid deal and they want to be making market rents. They also refused to add our third roommate to our lease because “why would you want to add someone?” Advice to landlord: Care about your tenants more.”
— 104 2 AVENUE · Manhattan“Pros: Good amount of space and great lighting. The sunlight and view of second ave is what got us to settle for this place. Honorio (the super) and his team are very helpful. Cons: There are roaches, scratching sounds (we assume rodents) come from the ceilings at night, mold keep coming back in the bathroom, and the place is constantly dusty even though we vaccum every week. Our fire alarms did not work and did not detect the smoke that poured in from the church fire next door. The WORST thing about living here is dealing with managment. George Lavian will not let you speak to him. When you finally get a hold of him he is rude and does not let you get a word in. It is very frustrating.”
