“Pros: Located in a great neighborhood on a residential block. Apartments have charming features like archways and unique character. Most residents are kind and easy to live with. Residential leasing department is responsive. Cons: Super can be challenging to reach and somewhat unresponsive. Pest issues have occurred and took time to resolve. Limited laundry facilities with only 4 washers for two buildings. Noise from upstairs neighbors can be disruptive. Advice to landlord: Improve communication and responsiveness of the super and maintenance team. Expand the laundry facilities to accommodate more residents. Ensure security is up to par; often times I come home and the front door to the building is open.”
— 104 EAST 81 STREET · Manhattan“Unit 6C Pros: Lobby is newly renovated Our kitchen is renovated and bathroom is pretty Beautiful pre-war features Back units are quiet Laundry in basement Walking distance to The Met and Central Park Monthly pest control service included Cons: No ramp in the lobby. It's difficult to get a stroller in and out of the building. Water pressure is bad and it takes 10 minutes or more for the water to get hot on the sixth floor. Basement feels dirty and not as well kept The management company is super slow to respond and doesn't care if you've been a long term, incredible tenant. They would rather give incentives to someone new than keep a current tenant. Advice to landlord: See cons above”
— 104 EAST 81 STREET · Manhattan“Pros: Great neighborhood, quiet, nice neighbors. Cons: Elevator is always broken. Not enough washers and dryers for two buildings. Hallways could be cleaner. They need to maintain the common areas. Anytime you request for something to be fixed, they take forever.”
— 104 EAST 81 STREET · Manhattan“Pros: New appliances. Good location. Cons: 1) Non responsive management company 2) In May 2020 when the pandemic lock down was at its height, my wife was hospitalized with Covid and we requested Solil not to increase our rent and keep it flat because we were unable to look for apartments to move to. Despite the same units in the building now being rented for $500 cheaper, in their response all they said was “no, here’s the move out forms”. A complete lack of understanding and empathy for other humans during an emergency. 3) Was robbed at knife point in our lobby, by someone who had been repeatedly stealing packages over the last year. I alerted management and asked them to install a camera in the lobby to catch the perpetrator and, again, their email response was “This is not a problem management is obligated to address.” Advice to landlord: Don’t raise rents on your apartments when it’s the middle of a pandemic and people are locked in their homes and fearful of leaving their homes to find an alternative solution.”
