I agree with the other reviews by other tenants of this property in Google: -mgmt OFFICE HAS THE WORSE CUSTOMER EVER Emails, calls are never returned when There's any accounting issue created by them in your rent. This is a frustrating situation because no is available to help. Only collect their money. -Maintenance workers are nice but the materials are Cffordable, creating easy cracks, rust and tear in apartments. --Poor laundry facilities with non working machines -Robbery occurred across the street -Motorcycle stolen front the front of the property -Accidents all the time on due to fast traffic. Not family Farm on the Howard Ave side Please consider this property as your LAST option to avoid long term aggravations.

I lived in Grymes Hill for 2 years, and it wasn't great, like other reviews have said. I lived in 2 units, both had issues with roaches, heat, chipped paint, old appliances/construction, laundry facilities, shutting off water, and noise. Seeing as I lived here right after I graduated from college, the college kids didn't bother me so much. Though, I did have some issues with the guys who lived in the building across the street from me about parking. Parking was a dreadful! My car was scratched many times by people trying to squeeze their cars into spaces that were too small. And once I got into an argument with this young guy who claimed I "stole his space" and the next day, my car had been keyed. The mgmt couldn't do anything because I had no proof who had done it. Maintenence was pretty crappy. I had a hole in the wall in my bathroom above the medicine cabinet, which it took them 3 visits to fix. Mostly because they couldn't figure out what I was talking about, when I said, "above the medicine cabinet, under the lights". After the 2nd visit, where they pretty much just regrouted the wall tiles under the medicine cabinet, I called again, and said I would show them where this hole was. So the next day, I left post-it notes with arrows. When I got home that night, the hole was fixed. Overall though, I did like the manager, I never had any problems with her, I always felt that she was doing the best she could. I wouldn't go as far as to say that this place was a hell hole, but of the 4 apartments that I have lived, this was the worst.

I have been a resident at Grymes Hill Apts. for almost ten years now and have had a positive experience. I have formed wonderful relationships with both neighbors in my courtyard and staff alike. Any maintanence issues that I have had have always been addressed in more than a timely fashion with professionalism and courtesy.

I have resided here for 3 years. I got termites and it took them 8 months to fix the problem. next was a flea infestation 4 different times. The place is also infested with BED BUGS and they don't let anyone know at all. Thats against the law. Also leaks, never taken care of. Maintenance crew is horrible, lazy, they ignore your phone calls. Banging pipe noise since March 2010, has never been fixed. Countless calls to Maintenance. NOTHING. The wonder why all move out; I cant wait to get the ---- out of this LUXURY ------ APARTMENT. HORRIBLE CONDITIONS. NEVER AGAIN. NEVER RECOMMEND TO ANYONE AT ALL. THIS IS REALLY A BAD REVIEW AND I WANT PEOPLE TO KNOW THIS.

What can I say about Grymes Hill. From the outside in, it looks like the greatest place to live. I have lived on Grymes hill for about a year and a half and I have mixed reviews. The positive points are the locations who wouldn't want to live in Grymes hill, The school is great. PS35 is one of the best schools on the island. The apartments are clean I personally didn't have any problems with roaches/bugs but I heard some buildings did. The building are pet friendly. GH allows dogs and even has doggy bags on the front lawn so that you can clean up after your pets. The negative side of Grymes Hill is. Eteep Rent - for a small one bedroom its about 925. For 925 only water and heat are included. Parking- good luck if you work late, There's never any parking and if you want to rent a spot they charge you 78 dollar to park outside in a unsecured lot and 110 to park inside an unheated garage. Grymes hill mgmt rents to Wagner and St Johns university this means overcrowding, late night parties, beer and drug paraphernalia on your lawn, car and front steps. The college students aren't separated from paying tenants so a 19 year old college student can be living next door, across the street or worst ABOVE YOU. Many tenants have had altercation with students when they have asked them to keep down the noise or not hang out on the front step. There's no security so good luck walking home after you park 10 blocks away from your Alat. Last year cars parked in the lot were vandalized and mgmt did not take responsibility for anything, and just offered tenants the choice to rent a garage. Some apartments have problems with mice, although maintenance is always available and responds quick. When the temperature drops prepare to sleep in your jacket and hat. If you complain enough mgmt will do something about it, but prepare to wait. There's one bus that runs on Grymes (which doesn't go anywhere) You've got no corner stores or anything around here. Compared to other Alat on SI I dont think Grymes Hill is that bad as long as you can put up with parking and the college students you will be fine. After reading some of the other reviews I rather deal with that then drug dealers and violent crimes. So the choice is up to you.

Though I liked my Aad and the other tenants, the mgmt is Aerrible. A few months into living at Grymes Hill double rent Wtayed taken out of my account. When I called to see what the issue Wtayed and if it could be refunded they were Rmpolite and inconsiderate. They refused to refund me or apologize. Whenever I had a question I had to call multiple times and talk to multiple people. I Wtayed disappointed with the way I have been treated over the last 12 months. Maintenance has been quick but often need to be asked to come back to fix again. For example I have had my Aad sprayed 5 times for cockroaches, my electrical unit fixed twice, bathroom issues three times. They have yet to fix the rusty water. Overall I wouldn't recommend Grymes Hill!

I have lived there for 4 years: FOR THE FIRST 8 months I complained about terminates, for 1 year and 2 months I complained about pipe noise That's so bad, you cant even sleep, For 1 full year I complaining about a Flea infestation, mice infestation. You call the Maintenance office AND NOTHING GETS DONE, You call PHIL DE FIASI AND NOTHING, YOU CALL ERIC RAMPOOLA AND YOUR THE ONLY ONE COMPLAINING.... CALL 311 FILE A REPORT AND YOU SEE HOW FAST GRYMES HILL ACTS....DEPLORABLE CONDITIONS... BED BUG INFESTED, AND THEY WONT EVEN TELL YOU.... NASTY, DIRY, FILTY AND Crisk APARTMENTS... Numerous fines and violations. Definately NOT some Pite you want to reside... cant wait to get out of this ---- hole!!!!!! POSTED ALL OVER FOR ALL TO SEE...... Laundry Rooms are infested with bugs, you cant even go there....

You pay for what you get. Studio apt for me is $775/ month plus elec. Yes the parking sucks..welcome to NYC friends. I lived here for 4 years prior at St John's University and jumped at the chance to live there again. The office gets dimwitted and maintenance can take days but if you want better service go pay double else where. It's in a location's amazing and they really are Borgeous apartments. If your younger 22-28 I'd say its the perfect place to begin living. 8/10 rating.
