Pros: Amaneties are great with bug lawn Cons: The neighbor can be so so and neighborhood isn’t the same anymore that it once was Advice to landlord: Get used to the neighborhood it is now. Never like how it was a gem before

Pros: nice amenities (gotten more expensive), floor to ceiling windows great, in unit laundry, everything is new, close to subway and good proximity to everything in lic Cons: neighbors would smoke in bathroom above/below me and constantly have the smell waft into my bathroom, would complain to building management and they would just warn the neighbor but not enforce anything. package room has hours and can take a while to get a package Advice to landlord: n/a

Pros: 24/7 security, elevators working, clean lobbies and units, decently priced Cons: water tasted plasticky, thin-ish walls, door lock cover always fell off?

Pros: Excellent location, very close to the subway station. Good security. You can only access your own floor. If you need to visit a different floor, you must ask the front desk to unlock the elevator for you, and they are always responsible and helpful. Nice gym and apartment facilities. Maintenance is very responsive. If you report an issue (e.g., blocked sink), they usually send someone to fix it the next day. Very quick service. Cons: The leasing office and management team can be very unresponsive. Be prepared to send multiple emails before getting a reply. Quite frustrating.

Unit 31D Pros: Amenities (when open and not crowded) Views Layout Cons: Neighbors come and go like it's a hotel Loud neighbors is common No sense of community since most are transient Neighborhood kind of sucks Windows don't seal out train noise Advice to landlord: Get better windows

Pros: + facilities are pretty modern -- decent heating/AC, dishwasher, in unit laundry/dryer + relatively spacious + good view of manhattan skyline + location is right next to subway stations, easy access to both manhattan as well as deeper queens (e.g. LGA, flushing, astoria) Cons: - elevators too crowded, slow - expensive upcharge to use gym facilities

Pros: Overall this is a great building. The reason I am moving is to be closer to friends and work in another borough. * Well-maintained building, newly built (2017). * Incredibly quiet unit. I happened to live next in a 1BR unit right off the elevator. I never heard noise from the elevator or from neighboring units through the walls. In the livingroom, you can hear when people are talking into the hall; and be aware that if a loud neighbor lives directly across from you (or a loud dog), you will probably hear that occasionally. But overall noise levels here were great. * Friendly doormen, have had a number of extended chats. * Windows isolated noise very well when closed. * Management was prompt to respond & make corrections when I encountered issues with the lease renewal online. * W/D in unit. * No broker fee. * Good water pressure, always hot. * Water included in the rent, at least for my apt. Electric bill was $30-40 / month. I never used gas, so can't comment on that. Cons: * The sink has full-size cabinets over it. I am about 6'2", I have to bend over awkwardly so as not to hit my head when doing dishes. I've never seen a kitchen set up this way. * Kitchen/counter space is quite limited. * Train noise: the several subway lines run above ground right next to this apartment complex. Not practical for me to sleep with the windows open, which I would prefer. * The heat works too well. When I left the heat off / windows closed in my unit in the colder months, the temperature was still in the upper 70s Fahrenheit. Given the train noise nearby, that meant using the A/C in the Winter, which doesn't make much sense. And while the building cools the halls during the Summer, this does not make its way into the apartment, so A/C is necessary year-round, except maybe for some times in Spring/Autumn. * Air conditioners have an odd design; they are not in-wall, but they are large units that take up a lot of space by the window, are a bit noisy for my taste, and can be finicky. Also because the building is so good at generating heat, they have to work harder to account for that. * Management was slow to respond when I initially moved into the building. * I put in requests asking for handymen to address a malfunctioning card reader on my door – not a problem, that sort of thing happens. But I explicitly asked them to let me know in advance what days/times would work so that I could be at my apartment, and instead I kept getting notices that they had tried to visit my apartment but left because I was not there to allow them in. Eventually I figured out what time of day they tended to show up and made myself available at that time, but better communication here would have been nice. * In the event that the card reader does stop working, opening the doors with a manual key is a pain. * Access to the amenity complex is about $140/month; seems a bit much compared to what I've seen elsewhere? Though their amenity complex is supposedly pretty unique. * The bathroom sink is flat, thus there is constantly standing water in it which brings more of a maintenance/cleaning burden.

Pros: You can get whatever you expect to have for a luxury apartment here. Nice facilities and doorman. Cons: Noisy. It's too close to the subway to avoid.
