Unit 330 Pros: Apartments are quite large compared to rent cost. Cons: Very noisy building. You can hear the LIRR and neighbors through the walls, ceiling, and floor.

Unit 511 Pros: Essentially nothing. The hardwoods were nice to look at until we were forced to cover them completely with carpets, felt pads, and rubber mats to appease a downstairs neighbor who claimed us walking around was too loud. Cons: Watch your step, there are cockroaches everywhere in public areas. They are dead from the chemicals sprayed everywhere but you never know with them. Samson Management dodged me for over two months after the supplied refrigerator broke and they didn’t replace it for almost 3 months. Not to mention we were never compensated for this insanity nor did they ever acknowledge the unbelievable number of calls and emails we sent them regarding this issue. Simultaneously, we had cockroaches inside our apartment which even after numerous attempts to resolve the matter with the super and the management company, the best they would do was put us on the list of apartments to be sprayed in a few weeks on the *single* designated day they would bring in an exterminator. This left us without a kitchen as we now had no fridge and so many cockroaches we felt like we couldn’t even go into the tiny 6sqft area they called a kitchen. Heat was on and off randomly but it was as if they had the settings on backwards. It would blast heat when you were already dying from it and then it wouldn’t kick on when you were shivering. (No joke they had the heat on all the way into May to the point we had to leave our windows open year-round). Hot water would run out when you needed it. The icing on the cake came when I was physically assaulted by my downstairs neighbor and was forced to get a restraining order against him. The building on all floors ALWAYS smelled. There were cockroaches and other bugs in the trash chute area. Mice in the hallways. People smoke in the stairwell. The sound of airplanes passing overhead makes you think they are going to crash into your apartment because they get so loud. Constant noise outside of cars honking or alarms going off or more construction. And good luck if you have a car: I think on average it would take us 20-30 minutes to find a spot with some days being more than double that. Advice to landlord: Get your act together.

Pros: My apartment is big with a separate kitchen and plenty of windows. Two bathrooms and parking on site. Cons: We were overrun with cockroaches within the first two weeks of moving in. I reported it to a guy who came around to inspect, and he took a photo of the roaches, but nothing was done. We have all our food in sealed containers and take out trash, do dishes daily, but they’re still everywhere. The elevator is constantly either out of service (sometimes it gets “fixed” and then breaks down again the same day or next day) and is so rickety even when it’s working that it feels like you’re taking your life in your hands every time you get in. I have no complaints about the apartment but the bugs are just intolerable. Advice to landlord: Do something about the pests, and just replace the elevator already. The department of buildings has complaints on file about it going all the way back to 2009. I know there are people living in the same wing as me who are in wheelchairs or very old, and who knows what they do when it’s not working.

Pros: Spacious, kind neighbors, pets friendly, rent stabilized Cons: Not renovated for a while, a lot of pests, we really struggled with the roaches, and the elevator stops working many times.

Unit 404 Pros: Spacious apartment for a 1br, fairly easy commute Cons: Roaches, no hot water sometimes without notice, not enough heat in winter, can hear everyone/everything through the walls/ceiling, parking is horrible in the area and fee for garage is astronomical $200-250+ per month Advice to landlord: I shouldnt have to give advice i just shouldnt be dealing w this kind of crap when the total rent is over $2000.

Pros: Busy neighborhood, always something to do. Cons: Rats, roaches, no good heat. Windows aren’t insulated.

Pros: Large 2br space. Cons: Non Insulated windows. Kitchen one fell out. Barley to no heat on winter. Roaches in kitchen. Tax on everything including an AC charge. Slow response to fix something. Elevators out at least 2x a month. Hot water out at least 2x a month. Advice to landlord: Get your property in order and fix your building. Tenenats are paying city prices for project housing conditions.
