Unit 706 Pros: The building is very close to the boardwalk and the beach. For the most part, the building is quiet and the neighbors are respectful to one another. Cons: The grounds are not kept as clean as one would want to live. Trash is left around the perimeter and pet parents in the building and on the neighboring streets are irresponsible with picking up and cleaning up after their pets poops. The carpets inside the building need to be removed or cleaned and the elevator on the right side is commonly out of order. Advice to landlord: Clean the grounds, Restrict tenants who do not adhere to pet sanitation and use the cameras to fine those that dont. Place signs to remind them all over the building. Powerwash the windows, make upgrades in the gym. Stop advertising that you are luxury living when you are not.

Pros: Affordable, Pet friendly, ocean views. Giant windows (3’x5’) Maintenance guys are amazing, keep building spotless, arrive at your apt within minutes if you have a leak, etc. Cons: Adjacent streets are filled with garbage, no doorman, pictures are deceiving. No cabanas in yard. Residents/neighbors are NOT friendly or helpful. Advice to landlord: Clean up the yard, gate the front entrance of building just like the parking lot

Pros: Amazing location at a reasonable price. This building is much more affordable than other buildings in the Rockaways (it’s outrageous at The Tides). Units are spacious, the super is amazing (seriously the best I’ve had in all my years living in NYC), awesome bathrooms with soaking tub, modern open floor plan with amazing oceanfront views. I can prep meals on the kitchen island and look at the ocean. The balcony has space for hammock, bbq and outdoor furniture, relax and watch the dolphins. I have used the AC twice in the last 2 years, ocean breeze is super chill. The beach and boardwalk are right out the door, I love that the neighborhood is diverse and the beach is not overcrowded. If you surf, SUP or are a cyclist definitely consider moving here, local break is walkable and you can bike to B 60s and B 90 in minutes. Cons: The bike storage is overcrowded and there is no room for my bike. The management took away the 24 hr doorman and installed a remote security system. I had a mouse in the apartment twice, super was very responsive and was resolved within 1-2 days, still a bummer. Advice to landlord: Please bring back the doorman! Fix the parking gate and clear out the bicycle graveyard in the bike storage room (or limit # of bikes per unit), it’s not fair that some people have 4-5 bikes and there isn’t enough room for new tenants. There are bikes abandoned from people who have moved out.

Unit 315 Pros: Building Is next to the beach Cons: Pictures are misleading, there is no yard with cabanas etc, it’s an empty lot w weeds. Also, no more 24hr doorman. Advice to landlord: Clean and paint hallways.
