Pros: The building was kept super clean - never came across any pests 3 years of living there. All the doormen and staff were very helpful and friendly. Great location and common areas. Cons: Only issue I had that wasn’t completely fixed was the AC would stop working well in the summer to the point it was barely cooling the unit down. The super was very nice and worked on it multiple times - but seemed like it ultimately might’ve needed to be replaced which I asked about and it never happened/ was never fully resolved. Other than that, all other issues were fixed promptly and well, and super was very kind.

Pros: 1. Close to multiple subway stations 2. Close to the water (Hudson River) 3. Convince stores are close by a 10-20 minute walk distance 4. walking distance from Soho, Tribeca, Chinatown, LES, etc... 5. Building has a small gym, four elevators, and a mailroom for your packages and dryclean service in the building Cons: 1. The doormen (not Louie!) are not nice! Never hold the door or want to help. They are just lazy, dishonest, and unwilling to help. 2. Mailroom is closed on Sunday! So you can't get your packages at all until Monday! 3, many many many tourists the minute you walk out the door! Feels like living in Times Square 4. During the cold sessions, the front of the building has high wind, so when it's cold, it's on your face. 5. The main Super of the building is lazy! He's never available, never wants to solve problems, and answers emails after a few days, so if something happens, you're on your own. 6. There are a few laundry rooms (on every other floor), but they are usually dirty! The machines are always dirty!!! 7. The neighbors are condescending, never say hey, never nice, it feels like living in a hotel. 8. Living on the highway feels unpleasant. 9. No Central heating system, during the winter, you have to use your AC! Advice to landlord: Nothing

Pros: Best possible location for fidi (close to battery park city), friendly doormen, well maintained and quiet units Cons: A lot of darker units that don't get a lot of natural light

Pros: Super quiet area, really nice staff, everyone in the building seems happy with lots of long term tenants. Cons: Gym could use a remodel / upgrade.

Unit 20U Pros: The staff is nice and accommodating. They make the building feel like home. Cons: You can’t rent the community room/kitchen. They advertise it as one of the amenities but when you try to rent it they don’t allow it. It’s been 3 years and we are still unable to use it. The building has a gym and you can use that but nothing else. It’s false advertising. Advice to landlord: More events and amenities we can actually use

Pros: Nice luxury apartment, friendly staff and prompt maintenance Cons: The walls are thin so you can hear the neighbors If you are on a low floor, proximity to the street (garbage trucks sounds) can be bothersome

Pros: No noise from neighbors, laundy rooms on even floors, 24/7 front desk, built in AC/heating Cons: Very slow elevators, street noise, AC/heating was fairly loud

Lived here 14 years and my fridge breaks about every 3 or 4 months. All my food goes bad and I am never reimbursed for the food. They keep replacing the bad motor with other bad motors. I don't use the laundry room as is quite expensive. Gym is okay but a lot of sweat puddles on the floor by the bikes - ugg.
