Let me start off by saying if I could rate this place 0/5 stars I would in a heartbeat, just as I feel most other 1 star reviewers would do, given the chance. By far and away the worst building I have ever lived in! This is the worst run place in Manhattan, they do not take care of anything. Sure, they have doorman and consider themselves a "luxury" building, but by what standards?? Is a luxury building supposed to only have 1 elevator working for months on end?? Is a luxury building supposed to have construction that has taken over 5+ years to put a facade on the building?? Do not let the lobby fool you, this place is low end in just about every way. This place reeks of incompetence. From the fact that construction is still going on to the fact that it takes multiple work-orders and multiple phone calls to get anything fixed, minor or major. Most buildings will fix things in a day, 90 Washington will take weeks to fix anything in your apartment, if ever. The laundry rooms are always disgusting, and you're lucky if 1 of the 2 machines actually works on your floor. And who do you think has to call to get them fixed?? Me! The tenant! What a joke. The management of this building is atrocious. ATROCIOUS. And, they are in the business of demanding far too much money for their apartments. They are effectively price gouging. There literally has been an entire building built (50 West) in the time it has take 90 Washington to finish half of the facade construction. What an absolute joke. I am actually surprised Monian is still in business, because this place should be shut down. I can't say enough bad about this place, my advice would be to avoid at all costs. ALL COSTS.

Don't be fooled by the nice lobby. Listen to the other reviews. Loud construction every morning working on the roof deck that never opened. Horribly greedy management. They nickle and dimed us for so much off of our security deposit when we moved out. The worst being $100 for a circular-shaped damaged part of the floor that was already there when we moved in! Stuff like that is supposed to caught and noted in your initial walkthrough so you're not docked for it, but lo and behold, it magically wasn't in the records when they checked. Whether it was incompetence that made them miss it, or they wiped it on purpose to squeeze more money out of us, either way, stay away.

Horrible management! Elevator never works! 1 elevator for 25 floor, ridiculous! Locked yourself? they charge 40$ for their keys. REALLY? Laundromats are half working

I lived at 90 Washington street for a year, and my experience there was positive. Gym is nice, doormen are helpful, but unfortunately the move out process has left a horrible taste in my mouth. First off, they raised our rent 12% to an absolutely outrageous number. Second, do not expect your security deposit to come in a timely manner--if at all. It has been 3 months since I moved out, and nobody has any answers as to when I will receive this check. "The bank has delayed the payout of these deposits", "Tons of people have been calling with this issue." I feel for the girl answering the phones as she has only been there for 2 weeks, but SOMEBODY has to be of some help when were talking about such large sums of money. I would look elsewhere.

STAY AWAY! DO NOT LIVE HERE! I don't know how to stress enough how TERRIBLE this building is. Managemnt is a joke. The terrace has not been open for 2 years. The gym has no AC. The gym also has no working machines so good luck taking a jog on a treadmill that has a ruipped out screen and no power. It's extremly over priced. They pray on young 20somethings just starting out in NYC. The toilet and plumbing backs up at least once a week. We probably didn't have hot water at lease once a month. The AC UNITS are outdated, LOUD and break every 3-4 weeks. The entire building is a construction zone that has been shut down mid-project. In the time I lived there, they built a 40 story high rise from the ground up and 90 Washington couldn't even repannel the side of the building in that time span. Bugs in the cabinets. Mold in the showers/bathroom. Outdated windows that leak water in. Elevators broke weekly. Sleezy brokers constantly showing the building trying to rip you off. There is literally a fee for anything you do. Laundry rooms disgusting and constantly out of order machines. No direct access to the gym if you live on floors 2-12. Must use smelly staircase to get there. The one and only nice thing I will say is some of the doorman are very pleasant and nice to see. The other half are just rude and don't give a ----. So all in all, the building is a ticking time bomb. Intrigued?

DO NOT LIVE HERE. The management company is beyond unpleasant to deal with, they are misleading, their building amenities are NEVER available (5 of 7 treadmills were broken for MONTHS at a time in the gym), advertised roofdeck has not once been open in the 2 years that we lived in this building. They tried to increase our rent by $950 from last year to this year. Pets are allowed but they require a non-refundable fee, as opposed to a deposit. They charge an outrages amount of money for anything. Cat? $500. Dog? $750. Store your bike monthly downstairs on a bike rack that is never full? $40/month. Want to reserve the lounge space upstairs? Minimum of 3 hours at $250/hr. Seriously - this place is an absolute nightmare.

Don't walk, RUN away from this place. Just moved out 2 days ago and it was nearly impossible as everyone was also moving out and getting the hell out of there.

Extremely noisy: Construction noise at 6 am even on weekends. Overpriced. Bugs in cabinets and closets. Poor service. Lockout fee of $40. AC extremely loud. Laundry machines broken. Gym equipment broken. Terrace a scam, promised to "open soon" for many years. Management rude and unhelpful. Simply not worth it.

DO NOT MOVE TO 90 WASHINGTON. This management company is by far the worst ive ever had to deal with. Rent was raised by almost 700 dollars. Ridiculous especially considering the roof which was promised to be open a month after I moved in, is still not open after a year. They cant even fix something as simple as the laundry card machine. None of the machines in the gym work. And the management staff are just nasty people. So glad I'm out of this by at the end of the month.

omg this is the WORST APARTMENT BUILDING i've ever dealt with in my entire life and trust me, i have lived in 10+ different apartment buildings across north america. this is THE WORST. the people that work there have the WORST attitudes and they actually start arguments with you, cut you off when you talk as if they were the boss, and when i say i want to make a complaint, they just cover each other up and yell at me. i, in my entire life, have never been treated this horrendously by people that are supposed to provide service to me. they make the move out process extremely painful with rules on everything, otherwise, using their own words "WELL ITS YOUR PROBLEM. YOU CAN DO WHATEVER YOU WANT, BUT YOU WILL PROBABLY GET FINED IF YOU DON'T FOLLOW WHAT I SAID" also, their rooftop lounge has been under construction forever, at least the 2 years that i lived there. yesterday i heard them showing some new people apartments and saying the rooftop is under construction, and will be ready soon, SOON MY --- SOON. EXTREMELY UNPROFESSIONAL. THE WORST. i'd rather move into a building with no doorman or any of the amenities than have to get myself so worked up just because i have to deal with these unprofessional individuals.
