Whatever you do, do NOT rent an apt at 90W. The management at do absolutely nothing, the elevators are constantly broken, the hot water shuts off for days at a time, they will not respond to any emergencies. I have lost years of my life living here.

Unit 3T Pros: It’s affordable, but for a reason. Cons: Do not under any circumstances move into this building. When we moved into this building, our broker assured us that these reviews were old issues that had been resolved. As a tenant who currently lives here, I can confirm that none of these issues have been resolved. Brokers are well aware of these issues, and are encouraging people to move into this building. Air Conditioning, Heat, and Electricity - Our unit has had a broken AC and heat unit for 2 months. Management will not respond to us despite our countless calls and emails. They are telling other tenants it takes 3-4 months for AC/ heat to be fixed. This is in violation of our lease and city law. - This summer 106 units had broken air conditioning with temperatures reaching 90 degrees inside the unit. It took weeks for this issue to be resolved, regardless of management assuring us it has been fixed. - In the winter, the building lost heat and electricity multiple days, forcing residents to leave their apartments. In addition, elevators were broken forcing tenants to climb upwards of 20 flights of stairs to get to their unit. Water/Leaks - Units on the upper floors of this building have been experiencing ceiling and water leaks for 4+ months with no resolution. - Maintenance informed tenants on lower floors that there is a lose water pipe that shakes the bathroom upon use. They are unable to track down this pipe, but express its danger. Amenities: - Management and brokers have lied to tenants that the amenities are finished, just waiting for scaffolding to be picked up. - This has been told to tenants for 5+ years. These amenities are abandoned construction sites and will not be completed. - Despite this, tenants are forced to pay for usage each month. - The gym does not have AC and reaches upwards of 85 degrees, and has multiple dirty and broken machines that are a hazard. - The roof deck pictured in photos does not and will never exist. WiFi: - If you work from home, this building does not properly support your internet. Ever. Elevators/Safety - Each week, elevators in this building are out. When they work, elevators shake, get stuck, and free fall. You are only safe from this issue if you live on the first few floors. Still, you must climb the stairs where the well reaches 90 degrees. - The back door of this building is kept unlocked, providing access to anyone. The front reception has missed multiple people coming into this building unattended. Last year, there was an individual that needed to be removed from the building. Cigarette Smoke - Multiple floors experience severe cigarette smoke from tenants and maintenance employees who smoke inside the building. - During the winter, we even witnessed staff smoking cigarettes in hallways and stairwells. Security deposit: - The management did change during the term. The old management stole all security deposits, so we will not get them returned under new management who is arguably worse. Please avoid this building, especially if you have children, pets, or are an older folk. Even for young professionals in this building, living conditions are inhabitable, especially as of late.

Pros: nice concierge staff, pretty apartment and views Cons: roof deck has been under construction for over 5 years. only one elevator works at a time. gym has no AC Advice to landlord: fix elevators and gym

Pros: Nice location, most of the units have beautiful views of the city or river Cons: The most corrupt management company you will ever come across. These people do not care if tenants live or die as evidenced by the continued horrible and unsafe conditions that they refuse to fix. Black mold throughout the building, elevators breaking and people getting stuck in elevators weekly if not DAILY, unresponsive management that takes weeks at a time to reply, poor security with people entering in the back entrance without anyone noticing or stopping them, front desk workers rarely even ask visitors where they are going and anyone can wander in, scaffolding that will absolutely not be removed Advice to landlord: Learn some empathy that this is peoples homes and you are actively making it a scarier and worse place to live

Pros: The price, view, and size Cons: Management is horrible, no matter how often you message them, they will not respond. There are constant issues in the building and instead of management investing money for a long term solution, the problems persist and get worse. The elevators don't work weekly, there was a power outage in which tenants had to move to hotels during Thanksgiving week and they weren't decent enough to offer rent concessions. Advice to landlord: To care about their tenants and actually fix the issues that persist

Pros: Apartments on west side have nice river views Cons: Elevators breakdown every week. Been months with only 2 elevators for 400 apartments! - on site management are complete assh&@?! The are leaks and mold in apartments and management complete ignore your emails. The ventilation system in the building has been broken for more than 6 months. There are several attempts of break-ins since they keep the back door opened at all times. Gym machines broken and the rooftop has been closed for years tho they collect the rooftop fee! Stay away from this bulding! Feels like living in the projects! Advice to landlord: Pay your bills you own every single contractor, from the facade workers to the elevator company, the scaffolding, your building is falling apart but you don’t care

Pros: Loved the staff and my unit. Gym is decent, views are great, elevators worked Cons: Terrible management company, forced me to move apartments within the building and then I spoke to the people who moved into my old unit and they were paying less than I was when I lived there so I’m not sure why they made me move it was such a hassle. Increased my rent by a few hundred dollars one year and we’re unresponsive when I asked to negotiate, then all of a sudden told me the option they gave me was no longer an option and they were raising the rent in my studio by $1k, so I moved out. Advice to landlord: Be responsive and stop giving vague answers when residents as the reason why you’re making certain decisions.

Unit 18N Pros: Clean, No apartment issues on the whole, location convenience/ safety Cons: Poor management, incorrectly categorized as a "luxury building", raised rent of $4000 to $4700 after only a year of living there. Advice to landlord: If you claim you are luxury, do better.
