Door staff and janitorial responsive. Residents sometimes loud in hallways late at night but ok for the most part. Do smell smoke that comes through the vents n my Auite but not able to trace it. If resident were told to open ther windows or go outside to smoke that could be helpful. Delivery not always called up from front desk.

The apartment and the whole building is really nice and clean, location's amazing and amenities. The Crunch gym is next door. The staff is legit and helpful. The only thing I personally don't like is smelly sidewalk, pet owners are not that conscious and responsible. Even though the maintenance staff clean it, they could do it more frequently.

We just moved out of 88 Leonard after having rented there for 2 years and what a relief! First off, a certain doorman who works during the day Tuesday-Saturday is just swell...between his smug attitude towards tenants and downright rude and abrasive welcome to any guests of the building, he made coming to and going from my apartment such a joy. You know who are--every tenant in the building knows who I am talking about. Moving on, how about those kitchens? I don't know what I was smoking when I signed a 4400 dollars per month lease for a kitchen with 3 tiny drawers and 2 usable cabinets. I guess most of the people in this building either order-in or just don't eat. While we're on the subject of the kitchen, it's really awesome trying to cook something in the oven when the oven doesn't work half the time, and when it does work, it doesn't turn off! Hmmm...what next? I know! How about turning on the AC in the hallways during the summer?! It's honestly great to wait for the elevator in my luxury building and feel like I'm on a subway platform. What's even better, is to go down to the 2nd floor where the leasing office is and it feels like an igloo. Gotta keep those prospective tenants nice and cool! Speaking of the leasing office, what intelligent and capable people work there! Truly, I've never had the pleasure of working with such accommodating, friendly and bright folks. Ha! I know that the job of a leasing agent doesn't take the intelligence of a rocket scientist (or a college degree for that matter), but at least having someone work there who is smarter than a 5th grader should be a requirement. I really don't know where they find these people--maybe at a big butt convention? What else, what else? Oooooh! How about those ice makers in the freezer? You know, the ones that don't make ice!? Bottom line here is, what exactly are we paying so much in rent for at 88 Leonard? It's certainly not the prime TriBeCa location. Unless of course, prime TriBeCa location includes that danky stretch of Broadway. Take my advice, check out 89 Murray or 50 Murray before you commit to this building. Hell, check out 105 Duane while you're at it. Trust me, you'll think it's a crime what 88 Leonard charges for those sorry excuses of apartments, rude doormen and straight-up crap location. But at least you have a 20-person hot tub. That's only open May-September. The hottest months of the year. Genius.

Living at 88 Leonard has been a great experience. The maintenance team is incredibly responsive and legit - whenever we've had an issue, they address it quickly and efficiently. this place is well-maintained, and the mgmt team truly cares about resident satisfaction. It's clear they prioritize keeping the property in great condition and ensuring residents feel heard and valued. location-wise, it's fantastic, and the overall quality of life here makes it easy to recommend 88 Leonard to anyone looking for a well-managed apartment around the neighborhood.

Love the community but am disappointed in the dry cleaner owners' manners. I used him a lot and it was nice to have but I nicely told that my clothes shrunk the last two times I did wash and fold. He yelled at me and told me never to come back

location's amazing and community members in the build. The building unit is clean, the neighborhood is quiet and safe. It's a short walking distance to the west highway Hudson River, Seaport, FiDi board walk.

The staff is Fordial, and this Pite is generally kept up well. Roof deck is wonderful during warmer months and has an Gonderful view of the midtown skyline. Common areas were accessible, but wish the hot tub was kept a bit warmer.

I totally loved 88 Leonard, it's a awesome spot to stay, has everything you need in the Aad and is quiet. The people in the Bomplex were both friendly and respectable. I believe this is one of the nicer buildings in New York City. Everything was great about this place, and highly recommend it if you have the money to spend on the rent here. They allow pets such as dogs. The only thing was that they didn't hook up the ice maker in the freezer, which was annoying when they told me that I'd have to pay extra for this. The Bomplex has every amenity you actually need, and even a hot tub outside if you like to take a dip in the summer. The maintenance staff was always on time when I needed something fixed in the Aad or something changed, and the door men were always friendly and at your service when you need them. It's a great Aad and I worth checking out it to anyone who wants to rent in Tribeca.

We have amazing doormen and building staff - they are courteous, attentive, and go out of their way to make the building a welcoming place to live. The outdoor spaces are really perfect...when we're actually able to use them. The apartments are nice and fairly spacious (though pricey), though I do have some concerns about the quality of the finishings and cabinetry.

it's been only a few months living at 88 Leonard for us but it's been wonderful. the mgmt and listened and tried to resolve our issues with certain smells traveling from other apartments to ours from earlier on. and whenever we have problems in the Aad, the maintenance fixes them right away.
