Pros: Full amenities building with doorman in ok location for short term tenants who work in midtown. Junior 1 Br units with balconies and 1.5 bathrooms are decent size (around 850 sq ft) can be reasonably priced around $4.5K. Building staff and maintenance is pretty good. and responsive for any repairs. The online resident portal is also good and useful in this building. Overall, this building can be a good "mid-end" amenities building for short term stays, provided you're getting a reasonable deal to reflect that "mid end." Cons: In short, this is not truly a luxury amenities building. First, amenities were never fully available and this was not disclosed up front. Rooftop, gym and lounge closed for "renovations" for over 6 months right after we singed a lease. Would have at lest been nice to know. Not entirely sure what the benefit of these renovations were (other than a selling point) as the gym gained a few extra square feet and a few new treadmills, and the guest lounge (which was beautiful before) was downgraded and made into a weird kind of co-working space with very cheap furniture and finishing, that no one uses. Aside from that, there are many things that don't add up. Utilities like water and gas, that are usually included (especially in amenity buildings) are not included and calculated in a manner only management knows, but you end up paying $75+ a month for that and there's no way to regulate that (or transparency for that matter). Some tenants have reported rent increases of almost 30% after a 1 year lease! There are a lot of recent grads and parties in the building so it's a bit noisy at times, in addition to the inevitable street noise of 2nd avenue. Location is somewhat conveniently located near grand central, but it's not a very desirable neighborhood in terms of community or cool factor. Not much to do around here, unless you work in midtown or the UN! Advice to landlord: Be more transparent to tenants, provide better value, and your bottom line will likely reflect better in the long run, with longer lasting tenants providing sustainable business (and less headaches) even through recessionary periods. Because as you know, we are heading into one!

Pros: Well maintained amenities, great location in mid-town. Friendly staff. Cons: The renewal lease increased the rent by 40%, with zero room for negotiation. Advice to landlord: None

Pros: Door men are very nice Efficient with packages Laundry unit each floor Roof is great Very responsive maintenance team Great location in proximity to grand central Cons: Elevators are dreadful Indoor pool is gross and needs to be re done Advice to landlord: Re do the pool / figure out why elevtaors run so inefficently

Pros: very centralized and organized - made living here very stress free Cons: murray hill and the area generally noisy, some building requests took a while

Pros: It’s a decent building relative to others in the area. Cons: Right when we moved in, they announced a year long elevator renovation project. It has since been two years with no end in sight. One or two of the three elevators are down at all times, causing wait times in excess of 10-20 minutes at peak times.

Pros: Rooftop , young people are cool Cons: Old people make absurd noise complaints, like when I’m having conferences working from home they say it’s too loud, call building management, building sides either them. Building lures you in with cheap rent first year then raises it by an absurdly high amount

Pros: Apartment layout Building staff is decent Cons: Covid response has been abysmal. The elevators have been a brazen laugh in the face of covid with an average of 6 to 8 people in elevator at same timeand often 10 to 12. They chose to renovate their elevators during covid and are now starting the next one. Elevator wait times have spanned 20 minutes plus. People have taken to walking up and down 20 plus floors to be safe Worst - the building management has not given a rent break to tenants through this brazen loss of value to the existing tenants - and their rents were crazy high where one bedrooms used to be $5k. Oh and the building average age is about 22 and 3 to 4 shares per unit, and there are parties every night given they cant go out during covid. They dont decrease the noise in spite of multiple phone calls from the doorman. They also play music all day so there is no silence when working from home. Covid aside - maintenance is pretty bad. Compactor rooms stink, and the washer/dryers are in the same space so you need to hold your nose when you throw garbage or do laundry. Floors are filthy. Lobby furniture upholstery is filthy. Gym never used to be cleaned pre covid. Neglect is written all over this building. Advice to landlord: Be less tone deaf. Be less miserly. Take a leaf from other buildings books. Most have given one or two month rent breaks to their tenants in spite of maintaining safe covid circumstances. You have not and continue to make current tenants pay sky high rents Posting up a sign saying ‘2 people maximum’ is ridiculous when you know that people regularly wait for 20 minutes for the elevators during peak times and there is no way The fact that you chose to upgrade your elevators Bring some authenticity to caring about tenants instead of giving lip service to it.
