Pros: Good amenities, nice gym and rooftop. Have had good experiences with neighbors as well. No rodent issues. Cons: The surrounding area itself doesn’t feel the safest at times.

Pros: Good views, nice lobby and doorman, fast elevator, modern appliances and bathroom. Cons: Sometimes too hot. Location a bit far from subway station and grocery stores. Advice to landlord: N/A

Unit 25F Pros: Rooftop is amazing Good management Maintenance Cons: Location is far Falsely advertised pools - they belong to the lifetime gym in sky which you need a separate membership for The building gym is not great

Unit 24H Pros: Nice doormen, fast responsiveness to issues, cleanly. Cons: Amenities aren’t accessible. Some don’t even exist. Images online are not of the unit you will live in. They will not renew your lease.

Pros: Super friendly package room staff. Cons: It is showing its wear and tear, big time. The lobby is a good front to fool you into believing everythingis to that level, so not true. Elevators being down at the same time, dangerous top floor pathway with flooing unstable. Smells travel through the building to the point where you know each time your neighbors smoke pot. Been on the news for having the most illegal Airbnb in NYC, not something to be proud of. Every week you can hear people with suitcases in the hallway. Advice to landlord: Truly embody luxury like you say you are and bring the building up to snuff

Pros: The doormen, the people, very quiet apartments, close to the water, all the dogs. Cons: One super…. Impossible to get things done. Aggressive dogs. Elevators are sketchy and often broken down completely. AC barely works. Lack of covid precautions in place all through the pandemic. The rent increases are unbelievable, my last one was 25% so I left. Advice to landlord: Hire more people to work with the super. Be honest to people when they ask questions before deciding to move in. Use real pictures of the apartments on StreetEasy, not pictures of the multi million dollar penthouse.

Pros: Beautiful spacious appartments, good kitchen appliances, lovely views Cons: Horrible horrible management, fines for one party during the entire rental period, mean to brokers and owners Advice to landlord: The owner should do an overhaul of the way they manage it. My landlord wanted out!!
