Unit 25C Pros: I love the building and team that works at The Atelier! From the doormen, valet, Super, to the rest of the team they are very friendly and look out for you. The building is clean and quiet. I live on the 25th floor and don’t hear anything. Cons: The only reason I’m moving is because of the lack of transportation that is reliable near the building. There is no subway stop close by so relying on the slowest bus M42 is not ideal. Advice to landlord: Petition for a subway stop closer to 42nd and 12th Ave or demand that the M42 to be more reliable as well as a double bus vs single

Pros: Doormen are great, we never worry about packages with the mailroom, and we like the area - almost everyone you see lives in the area. Being near to 42nd st subway stop means most of the city is accessible. Value-wise, it's hard to beat the apartment size and amenities for midtown manhattan. We have a washer, dryer, and dishwasher. The trash has never been an issue and there is a shoot on every floor. The roof has nice views and couches. Gym is effectively a hotel gym but serviceable - rack, few machines, dumbbells. MPHC and Lifetime are close by. Local bodega Sunac is pretty good for a bodega. Food Emporium is closest grocery store and if you want anything more, the Hudson Yards Whole Foods is a 20 min walk. There are 4 elevators and they work well enough. We're on a lower floor and 2-3 times per month we have to wait a few minutes for an elevator to come to our floor. It's the worst at 8:00-8:40 am and 4:50-5:30 pm, you sometimes have to wait 5-10 minutes (3-5 times per month this happens to me). But outside the peak times, elevators are pretty quick. Naturally, the higher in the building you are, the more you might wait for an elevator to take you down. Our landlord is ~okay~, good enough to renew the lease. Because it's a co-op, you might have a different experience depending on who owns the unit. Cons: There are 4 elevators, but the building has consistently had issues with at least 1 elevator for a while. Effectively it's been 3 elevators over the last year. The roof is nice in theory, but the building rules are designed to prevent it's usage: no music, no more than 3 outside guests, no eating, no drinking, no tables to do work at, only couches. Hours are a strict 6am - 10pm and it's closed every holiday. It's clearly they don't want anyone up there. You're kind of forced to bend the rules to use it. We have to request fixes multiple times before they happen, but eventually things do get fixed. Bike room has no capacity. Don't count that as a building perk. Advice to landlord: Add a table to the roof, so that folks might use it for laptop work

Pros: Nice building with great doormen and a fantastic rooftop. New appliances and bathrooms are good Cons: Building is a condo, but the owners own the majority of the units and rent them out. This means they can get away with SOOO much. Plumbing issue? call a plumber and pay yourself. Need to move? they do not abide by their own lease so be prepared to pay 2+ months to get another tenant in. They raised the rent of our apartment for us 12% then listed it on street easy for 10% below what we were spending. Eventually the law will catch up to them but tbh so few of us have time to deal with the nonsense. Advice to landlord: Do better and abide by the law.

Pros: The views are great, the rooftop is nice, dog run is convenient. Mail room is great. Cons: Rooftop needs furniture maintenance, absolutely horrible communication from landlords, horrible attitude, unfriendly and uncaring. Half the staff is great half the staff are scummy unfriendly, cold and aloof. Building communication is terrible Advice to landlord: Treat your Tennant’s with more respect when communicating

Pros: Doormen and maintenance people are nice and responsive. Not very loud both from outside and inside. Skylounge is always empty which is nice. Cons: At least one elevator is always down. Package pickup is only from M-F 10-6PM, all other times, you have to call or wait for front desk to make other arrangements. Appliances are old. When we moved in, things were not ready (holes in the wall, electrical wirings exposed, etc) and we had to wait a week for them to fix everything. No rent concessions was even mentioned for the fact that we had to rehire movers and stay at hotel for a week. Since we have lived here, there has been ongoing water maintenance shutoffs both scheduled and unscheduled. Just be warned that for the better location and larger space, you will be dealing with their shady management and constant building issues.
