This building is a glorified dorm with zero amenities. The landlords trick you into renting at discounted rates and then try to raise your rent 30% year over year. They have zero concern or regard for their staff and tenants. They are unresponsive to any complaints, and have taken away package room amenities, the front door has been broken for over a year and there is zero security at the front desk. Avoid this building at all costs.

This is the worst building I have ever lived in. It is basically a fraternity house. There is NO security at the front desk. Anyone can walk right by the doormen. I have watched people stream right past day after day. They don't stop anyone. Forget about using the "fancy" roof. There are loud huge parties on the roof on a regular basis and no one does anything to stop them. The windows are single pane, so it is freezing in the winter. It is the worst, worst, worst. Don't waste your money.

This is not a full service doorman building, they charge small fees for services every other doorman would provide for free. For example, they will charge you $5 if you must leave your key at the front desk for a cleaning service to come in midday. Additionally, the package room is only open from 9am to 9pm during the week, 9-5pm Saturday and closed on Sunday, making it almost impossible for a busy resident to receive their dry cleaning and packages in a timely manner. It's a shame, the building has a nice lobby and rooftop.

Was presently surprised to finally be dealing with a leasing team who were professionally helpful. I dealt with ------------------ but had brief interactions with the other girls who shared the same genuinely friendly sentiment. First - of many - buildings I visited where the leasing staff was value added and a pleasure to deal with. Units are pricey but after living here - well worth it.

This building is run by a corporation founded on greed ... never mind the outrageous rents -you will be very lucky to see your securtiy deposit again. A guy who went from being a doorman to management without any qualifications will first try not to do the walk through that you are entitled to, on some pretext. When he finally does show up he'll pretend to scribble stuff down even though everything is exactly as it should be . Then he'll tell you that you have to pay for something major just so you don't sign off on the paperwork( he'll even suggest this in the most empathetic way) that way they can take some or all of your your security deposit by hitting you with random and unrelated issues via email a week or so later when you're no longer available. Besides the rent is way too much for a frat- like atmosphere and paper thin walls where you can hear everything you neighbor is doing.... and I mean everything !

We have had an absolutely HORRIBLE experience with this building (would give negative stars if I could). As other reviews have stated, do not fall for the bells and whistles in the lobby, because it is an orchestrated facade. We were personally kept without heat FOR OVER A MONTH. The building dismissed our initial concerns for weeks as we lay freezing in our rooms. Then came weeks and weeks of workers in our apartment, essentially invading our privacy, to no avail as the heat was not restored after countless hours of interrupted peace. The building manager ignored our entirely reasonable requests for recompense. Folks at Clipper Equity seemed completely unconcerned with the well-being of their tenants and seemed to only care about no having to grant us any rental credit. In addition, the elevators are horrible and often leave you trapped inside for lengthy periods of time. Management has been too lazy to adequately fix this and instead focuses on the superficial exhibitions of extravagance in the lobby. Next, there is the issue of noise complaints. If you enjoy playing any music - at all - audibly, then be prepared to abandon that habit. The walls are paper thin! Furthermore, the rooftop is not nearly what it is advertised to be. You get kicked out relatively early in the evening, are not allowed to drink any alcohol on it, and it is constantly overcrowded. The valet is also terrible. Do not use their laundry / dry cleaning services unless you are ready to lose clothes. The valet also loses packages, so for anything you have shipped to the building, be prepared for it to get lost. Also, if you have any kids, be prepared to explain to them what New York Dolls is, located across the street (for reference, it is a strip club, so be prepared for young boys and girls to be exposed to extreme objectification of women at an early age). Most bedrooms also have no windows / natural light, which is a lot worse than you might think. It completely throws off your REM cycles and causes many bad nights of sleeping. If this isn't enough, the doorman doesn't even work the door 24 hours a day! If you work late, don't expect the door to be held. Finally, have to say it is one of the most externally ugly buildings in Downtown Manhattan. And there are no balconies. And the rent is so high ($8,200 / month) that I had to list $5,000 below because the ApartmentRating system does not even recognize amounts over $5,000. Independence Plaza buildings (80 N Moore St for example) are a much better alternative if you are looking for a place to live in TriBeCa. Cheaper, friendlier, has balconies, awesome doormen who never lose packages, views of the water. Basically everything 50 Murray is not.

If you are drawn in by the shiny lobby - be warned. The interior walls of this building are paper thin and there is constant noise and disturbance from other apartments. Stomping around, objects being rattled onto wood floors, loud voices, barking dogs etc This commotion starts as early as 6 in the morning and goes on all day long. There is no Super in the building and the woman who handles tenant complaints has been adequately trained to retaliate in a rude and abrasive manner. Lately this building has turned into a Frat house with 3 or more people sharing an apartment and is unfit for families. Trash/ cigarette butts are constantly being thrown onto my deck from the roof but NOTHING had been done about it. Tenants who can afford it have broken their leases and left. The rest of us unfortunately have to endure it until the lease ends.

Adjacent building (53 Park Place) owned by same landlord just had 35 people treated for carbon monoxide poisoning due to a cracked boiler pipe in the basement. Clipper equity continues to raise rent without maintaining the building and has now put both the staff and tenants at serious risk. The location is great but the buildings are worn down , poorly maintained and now seemingly unsafe. There are many other issues in building including noise, significant population of people sharing apartments and generally mediocre condition of older apartments and public areas. Moving out as soon as lease expires and want to save perspective new tenants the headache.

Building is basically made out of cardboard... can hear everything going on in every apartment. No longer a luxury building, more of a dormitory with dogs. Can hear dogs barking all night and know everything your neighbors are yelling about at all hours... not a great place for families anymore. Nothing looks like the pictures. The basketball court paint is peeling, the roof is occupied by fratty kids drinking and smoking pot. Constantly finding trash and spit in elevators. No longer suitable for adults. If you're looking for an overpriced dorm... this works, if you're looking for a home, go elsewhere.
