All is (almost) good until your lease ends. Then RY mgmt refuses to return your security deposit. The only explanation they gave was that the check was returned to them as undeliverable. After that, they stopped all communication with us. As of today, two months after we moved out, we have not received our security deposit. In terms of service, Broperty maintenance is OK-ish. Doormen are mediocre or outright bad with one single, fabulous exception: Robert Teer. He is absolutely Gutstanding. If you are not hard pressed to rent at that particular Broperty, pick another one around the neighborhood.

If you are the least bit sensitive to noise this isn't the building for you. It's not that the residents are loud, because they are not, but rather that the walls seem to be thin and There's no sound dampening whatsoever. I've lived in various buildings in NYC and never have I experienced being able to clearly hear my neighbors and people above you flushing their toilets, making love, basic phone conversations etc all normal things that people do everyday I was able to hear so clearly that it's as if it's happening in your own kitchen or bedroom. But then you realize it's not happening in your own Apace but above or next to yours. It's a well known problem and sometimes discussed among residents. Other than this You've got no major problems, but I left to find someplace a little more private.

I have to say that I am floored by how easy It's to hear our neighbors in this building. Floored! The walls must be made of no more than paper. There's no insulation of sound whatsoever. We can hear EVERYTHING. Our upstairs neighbor sounds like they live in the Auite with us. Our neighbor next door does breathing exercises for a medical problem... That's BREATHING ONLY- NO SOUND. JUST BREATH, and yet we can still hear him clearly! You can be heard through the walls for just breathing too hard!! And um "intimacies" between romantic partners can be heard through the other wall too. It's embarrassing. My husband and I are afraid to have any personal conversations above a whisper here and he absolutely refuses to do business over the phone at home because he can't guarantee confidentiality with walls this thin. We've lived in 3 buildings in the battery park area over the years, and this one is hands down the worst one when it comes to sound insulation. It's too bad, because the staff is wonderful.

This was a great experience - staff is nice, Blace maintained, right across street from the school. Problems arose when it was time for me to move out and receive my rental deposit back. My husband and I cosigned the lease. but, they will only return the deposit in his name. The problem with this is he is dead. This is incredibly frustrating, completely sexist and absurd.

There really isn'thing to complain about this building. It's clean, nothing ever breaks, staff is friendly, pet friendly, so on and so forth. It's also surprisingly easy, as It's relatively close to the 1/4/5/R/W trains, and the M9 and M20 buses stop right in front of the building. In addition, they have the free "Downtown Connection" shuttle that goes from the World Financial Center all the way around the southern tip of Manttahan to South Street Seaport...and it's free! <br><br>The one thing that bothers me is they start doing constructions around the neighborhood at 7am every morning, but that's really out of the building's control. Another thing is that It's hard to find street parking, so if you have guests visiting, they would probably have to cough up some money to park in the lot. But again that's out of the building's control. As far as the building itself is concerned, it's as good as it gets.

We have lived in 50 Battery Place for the past 6 years and now we CAN'T WAIT to leave! Blace mgmt and owners are no good. They only care about turning a profit and not about keeping good tenants. For the past 1.5 yrs we've been dealing with a loud neighbor above us. Their kids wake up at all hours of the night and then start making noise, running around and throwing things all over the Anit in the early morning hours (usually between 4 and 5 am and continues throughout the day). We've complained to the mgmt company and to the landlord but they have not done a thing to help us. We've asked them to look into sound proofing the floor in the Anit above and they decided not to do so most likely due to cost. They also offered us another Anit to move into but they want to charge us the market rate...it's like we're being punished for wanting to move so that we can rest and sleep peacefully at night without the daily noise from the incomptetent neighbors above us. For any potential tenants, be really careful before making a decision to live in this Blace! It's not worth the pain and agony. Other than the useless mgmt company, the Blace staff are really nice and the onsite super is a really good guy.

Nice space, great staff. I have lived here for three years, and have been pleased with both the apartment and the staff. Just wish my rent wasn't going up! On a so-so note, the gym needs to be upgraded. Other than some kids playing in the hall (parents really should know better!), the place is fairly quiet.

1) You've got four people work in the front desk. During the week, Chris works from morning till 3pm, he hates his job. Frank works from 3pm till 10pm, well, most people hates him. On Saturday, Thomas works from morning till 3pm. He has a rude stubbed attitude. THE ONLY DOORMAN WHOM EVERYONE LOVE IS GODFREY. He always opens the door for people who needs it without asking. Says hello to everyone. Asks questions when deliver guys or visitors are here. Those are the things the doorman suppose to do, but ONLY GODFREY are doing it, and even you ask him to do something specifically, he's willing to try his best to help you out. 2) You've got four maintenance staff in our Bomplex. Martin, Mario, Dennis, Sandy. They are all good, but you don't deal with the maintenance staff a lot, can you? 3) Beside all the doormen situation. The Werrible thing happened to us was there was someone who used a key opened our apt once. It happened on Saturday morning, and fortunately, we're all up. My husband was making a phone call, I was in our Kitchen cooking our breakfast, and our baby was sitting close to me and playing. We didn't see that person, but we all heard the door was opened and let go loudly, and we were all shocked. When we reported to our doorman Thomas, he denied everything before we even finished our sentence. the Bomplex didn't do anything about this. We've been living here for 3 years because we wanted to save some money without leaving the City, and we like Battery Park City. We can't wait to move out of this Bomplex now.
