Here is how it goes after you move in. One elevator goes down. Then two. “It’ll be fixed next week!� management says. A month passes. Then another. There’s always a part on order. Always a delay. Eventually it’s repaired. Fast forward a few months. Same cycle. One elevator down. Two elevators down.

I recently took a tour of one of their apartments, and I was impressed. The guide provided a comprehensive walkthrough, there is spacious living room areas to the modern kitchen. They shared valuable insights about the neighborhood, making it easier for someone from out of town to envision themselves living there. Overall, an informative and enjoyable tour.

I recently toured an apartment at Oriana, and I must say the experience was exceptional. The management team went above and beyond to provide insightful information, address all my concerns, and create a welcoming atmosphere. Their dedication to customer service stood out, making the apartment tour a positive and memorable experience.

The units are apparently new but finishings are terrible and ACs are very old. Plan to add 900 plus to your rent if you move here because the ACs are so old that are zero energy efficient. The management is also friendly until you sign the lease, then they ignore you and don’t offer any solutions to solve the unit’s problems. The building should not be rated A for energy.

The building is good and the concierge guys are always amazing!! Super polite and helpful! However, couple if things that need to get improved: 1. The rooftop closes at 11 am? We pay for amenities, it has to be open 24/7. 2. Insects!!! I find bugs/cockroaches all the time in my bathroom!! You need to work on this. 3. Management office staff are so rude. Whenever we have issues or go there with a question, they always think of themselves higher than us and always rude. All the time I have an interaction with them, they are always rude. I always try to be nice and polite however, it’s very hard when someone is behaving like that. Definitely would change the whole stuff up there, useless 4. Elevators are always down! Need to fix that

We have found each and every staff member to be kind and helpful. They all seem to take great pride in their jobs and the building, and they go out of their way to be helpful and responsive. The apartment is well-built and surprisingly noise-proof. We enjoy it here!

It's generally good. The staff is truly excellent. Friendly, helpful, experienced.However, there have been quite a few issues for a luxury building. Elevator, heat, lobby not fully finished and decorated.

Nonstop construction and noise on an annual basis, elevators constantly have issues, and a third of the gym equipment was stolen by residents during the pandemic and never replaced?yet management does not hesitate to increase rent by above market prices off of gross (not net) rent.

I can't say enough great things about the staff here. They go above and beyond in every aspect and make you feel like family which is so nice and not often the case in a rental building. Having come from living in co-op for many years I was hesitant to go back to a rental after former years of rental hell. But this management and staff respond right away to any maintenance issues and are always available and on site and take a vested interest in everyone, even in their pets! The amenities here are great, and if you have a large dog this is the place to be as it is super dog friendly and has a doggie washing station which is a life saver! The new management is available on site daily and a happy to speak to you on any concerns you may have and they have taken the time to get to know us tenants and have been hosting such nice events for tenants on site. It was such a surprise to have a management company taking the time to do such nice things. As a single resident it is so nice to have the opportunity to attend these events and make friends with neighbors here, and they even have had a Yappy Hour! The new management has also been receptive and understanding to issues some of us have had in the past under prior management and have tried to make new leases and experiences here a positive experience. It is nice that management says hello and cares how you are doing, in particular in a building that is so huge with so many people in it. The apartments are so modern, it makes it hard to ever live somewhere else, you get spoiled here by the great appliances and finishings in the apartments. And particularly during covid, it was so nice to have a building with a roof deck and lounge to escape to, the views are amazing as well. I really enjoy living at the Oriana :)
