Pros: Location, views, neighbors. Cons: Roaches, management could be more responsive. Advice to landlord: Upgrade kitchens and get better exterminators.

Unit E9D Pros: The apartments, since the buildings (all of them in the complex) were built in the mid-1970s, tend to be larger than the average NYC apt ESPECIALLY those fancy luxury ones being thrown up over the 5 boroughs that all look like glass boxes. So, yeah, a bit more room. The buildings are a block away from Riverside Drive and that means close proximity to the Hudson River and Riverside Park (City park) and Riverbank State Park. Cons: Too. Many. Buildings. and not enough maintenance workers available to do the work -- keeping common areas clean, fixing plumbing (and there are A LOT of issues with this), fixing heaters -- just overall upkeep. You are either paying market rate rent that is OUTRAGEOUS or on housing vouchers for what is essentially a high rise complex of almost 2,000 apts in the hood. The real estate agents ARE LYING. This is NOT a "doorman" building. They have a 3rd party company doing security and ANYONE can walk in provided they look like they live there. There are two laundry rooms. A small one, and a much larger one at the opposite end of the complex. Here are the issues: (1) too many residents (2) people coming in from neighboring buildings with their clothes to do laundry (3) multiple machines out of service (4) small laundry room too small and often out of service (5) people taking over multiple machines and dryers and not emptying them leading people to wait for their return or for a fight to happen when you remove their washing. Getting anyone on the phone for maintenance or getting to see anyone in the management office -- good luck! LOL The "package room"? How long do you want to stand on line to wait for them to find your package -- IF they do? Pack a lunch or dinner. You're gonna be there for a while. Mice. Roaches. Last but not least, the audacity that they charge $3k+ for a 1 bedroom market rate when this former Mitchell Lama (look it up) complex doesn't have anything to show for itself but new windows installed a few years ago. DO NOT BE FOOLED BY THE STOCK PHOTOS BEING POSTED BY REAL ESTATE AGENTS ABOUT THIS COMPLEX!!!! Also side note: You only have access to the #1 train. Don't let them lie to you about any others because to get to any other train line, you need to take buses and walk. Also, this is the hood. People unfamiliar with this neighborhood will quickly realize that problems lie just beneath the surface and there are sometimes flare ups with rival gangs. Yes, on occasion, there are gun shots and police activity aaaaannnnd people being unalived. P.S. You just had to be there during the five months we had no gas in the apts and had to cook on portable electric 2-burner hot plates. Fun times! Advice to landlord: Hire more COMPETENT maintenance staff! The management office should be open to all residents without having to go through hoops from 8 a.m. to 6 p.m. PERIOD. Your security is a joke. I no longer live there and I can walk in and out without a care in the world.

Unit E12C Pros: Amazing views depending on the floor. The apartments are huge. Cons: There’s obvious discrimination against people that are low income vs those paying market price. They take forever to repair anything and when they do repair something, it’s a bad job.

Pros: Lots of washers and dryers, convenient locaiton Cons: Didn't love how huge the complex was and it felt impersonal Advice to landlord: Make it easier to not get lost in the maze

My daughter and her boyfriend are vacating an apartment this month (don't rent #E-4B if it comes up for rent) for a little over a year. Upon moving in, the tub was clogged and dirty and not draining. Sent a maintenance rep who said it just needed "cleaning". Um no. It was clogged. Within days the ceiling above the tub started bubbling and leaking and then when it got truly soggy, it just started to collapse into the tub. Maintenance is a joke - they make you wait at your apartment for hours (while missing work) and then do minimal work to repair anything. Long story short, this leak never got fixed. Oh yes, it was patched and we were told it was fixed .... but lo and behold it would drip from the same spot again. Even the whole wall where the sink and toilet were had active bubbling and needed to be completely replastered. Would you want to pay $2395 per month for a studio and have these issues for the whole year???? When asked for one months compensation to move out early - the maintenance guy (who I guess has final say???) said that because the leak occurred from "different" apartments above theirs, we were not entitled to compensation. Such a rude response when my daughter has been documenting this issue since HER FIRST DAY OF RENTAL and it has been the exact same spot in the ceiling the entire time. I am tempted to bring this to a lawsuit - but the least I can do is warn others!!! Others have warned you will NOT GET A RESPONSE from any of their emails unless you pester them for days and then it is a brush off at. best. Do NOT RENT HERE!!! Take a look at the photos I posted. The least they could have done is compensate one months rent to give them time to fix the issue but no - greedy American companies win over the little guy once again.

Unit D8E Pros: None at all Cons: Terrible maintenance Even worse management Lots of roaches and mice Hallways and walkways are always dirty Security is rude and doesn’t do much Apartment is literally falling apart and it takes months to get a response Advice to landlord: Get all new staff. Only 1-2 competent people in this building of this size

The worst place I've ever lived. The elevator is always out of service, dirty water frequently comes out of the taps, and they frequently cut off the water supply. It takes an hour to retrieve a package from the package room, and I've lost packages several times. However, they claim no responsibility for lost packages. You can find dog poop everywhere in front of the building, and sometimes you can even see urine inside the building. It seems like nobody cleans the building. Despite these issues, if you love Harlem and the community, you may still find it enjoyable.

Pros: Great location and decent size for the cost I pay Cons: Rent continuously goes up, pests, and no amenities/improvements with continously increasing rent
