Unit 3 Pros: The building is in a perfect location in the city on a quiet street Cons: The management is horrible and super sketchy. They gave us an illegal "deal" on rent. The refuse to clean the windows, which are so dirty you can't see out of them. The heat was out for 11 days during the coldest week of the year, and they provided no solution, or rent abatement. MANY apartments have mice infestations. The crown molding is literally falling apart in the apartments and hallways. The tenants leave garbage bags inside the building. The landlord is the worst human being I've ever met and will talk to you like you are an idiot. The apartment was also not cleaned or painted when I moved in, and the landlord did not offer prorated rent even though it was no where near ready to move in. Advice to landlord: Take better care of the building

Pros: Proximity to union square. Cons: Building is run by incredibly poor management, specifically the property owner, Evan Bell, who treats tenants with no respect and appears to be under the influence at work due to his slurred, misspelled words and improper use of grammar in all written communications. Additionally the building regularly does not have hot water due to ongoing boiler issues that they have not permanently fixed. We went without heat or hot water during 8 days in January with no notice or compensation. When we withheld the appropriate amount of rent for the outages, the management company threatened to sue use for withholding rent even though they clearly broke the law. Additionally, we have had several issues with mice and mold that have gone largely unresolved by the building.

Unit 6 Pros: Decently renovated apartment, though small Cons: Management company is terrible at responding and dealing with any issues. Had no heat or hot water for 8 full days during NYC polar vortex, apartment was under 50 degrees, did not hear back from management the entire time.

Pros: Reasonably new appliances. Cleaner than many buildings I've lived in previously. Decent space for east village apartment. Cons: Loud neighbors, ideal for younger tenants. Packages have been stolen on many occasions, and owner has rarely responded to complaints. Getting things repaired has proved difficult at times, or has taken a long time. Does not accept digital rental payments.

Pros: Very close by to everything that you could possibly need and the apartments are updated with new appliances Cons: Super is unresponsive to issues especially on the weekends, mice problems that were not addressed swiftly, there would be no heat or hot water for 36+ hours multiple times in the winter Advice to landlord: Encourage the super to be responsive and ensure that things are taken care of quickly. The building is beautiful and the area is great.

Pros: Perfect location, clean building, newly renovated lobby and apartments, modern fob access. Cons: Insufficient heat. The landlord only fixed things that required more than a bandaid to function somewhat normally. Such as a toilet that constantly ran but still flushed and a fridge that got cold but had no light because the door was installed incorrectly. Advice to landlord: Care more about the little details, they are just as important as the big ones.
