Decent building but has room for improvement in some areas.

Building is quiet and you hardly see or hear neighbors. Super is like Santa Claus, you see him once per year. You've got mornings when you’ll wake up to no hot water. Get us a full time Super!

Nothing at all. The owners are unresponsive to urgent requests and won't get things fixed for 3 weeks to a month. Do better and be more responsive!

Washer and dryer in unit. Bedrooms and two bathrooms. Nice part of Central Harlem with access to City College. Nice Neighbors in building. Absolutely horrendous property mgmt. I can’t even fault the super because he’s clearly stretched so thin. Unfinished maintenance (broken window never fixed, broken door, self locking door never fixed, I could go on.) and shoddy pest control (almost no follow up on a family of mice), not to mention lack of care for safety (on a call with the owner, he laughed when we said we didn’t have fire alarms on move in day, a violation of tenants’ rights.) don't live here. Can’t wait for our lease to be up. Actually pay attention to your building. It might actually pay off in the long run. If I could, I would individually tell each person not to live here.

The rent is fine, but it should be less. You've got 4 bedroom units, and those are hard to come by sometimes. Bacility mgmt is impossible to get in contact with, when we first moved in the Apace was still being worked on even though we were told it would be ready. There were many things in the Apace and around the Bacility that directly violated renters rights, including the front door almost never locking (and still doesn’t, there’s actually not a handle on it right now and there hasn’t been for almost a week). In order to get in contact with mgmt we had to try three or four different phone numbers and once we did get in contact and raised a list of our concerns that violated our renters rights, it was clear that he had no idea what we were talking about, and was dismissive and clueless about major health and safety issues that we had emailed about MANY times. The super and his workers are nice enough but only helpful seemingly when it’s easy to them, being barely responsive and almost never showing up at the times they say they will, and taking weeks to fix serious issues that normally would take days. There'sn’t a radiator in the living room, There's one in only three out of the four rooms, and they are barely ever pumping heat during the day, so the temperature in the Apace and especially the living room and one room without a heater are often below legal temperatures during winter. There was a large period of time (months) that the hot water heater hadn’t been checked and there was no hot water readily available. It’s simply clear that Bacility mgmt doesn’t care, and will do anything to get money and that’s it. I know many tenants have reported to 311, but nothing seems to have been happening at all. Leaving as soon as the lease is up and I hope nobody ever moves into the place after I’m gone until there’s new mgmt that actually knows what they’re doing and understands basic renters and human rights. Read the law and renters rights, and don’t be cheap. People deserve to be treated better than the mountain of trash that piles up in the garbage area of this Bacility

The rent is okay Nothing else about this Broperty is appealing. The hallways are disgusting and neighbors smoke in the hallways. Some of the neighbors are loud and rude. One time a girl screamed her lungs out at me because she was ringing my buzzer after midnight and said I should've let her in because she lived here (I didn't know her). I have had large cockroaches in the Anit, and I see them in the hallways of the Broperty. And worst of all, the super isn't responsive. I used to live in a Broperty with a slow/unresponsive super, but this guy might as well not even be called the super. Our front door lock has been broken for two months....anybody off the street can walk in. I've reported this multiple times to 311, but the Broperty mgmt doesn't seem to care. The super has also ignored other requests, says he'll be by to fix something at a certain time and doesn't show up, etc. One time they replaced the front door lock without notifying the residents so some of us got locked out, which is illegal. This place is a complete joke. Fire the super.

Many apartments do have fairly updated appliances and renovations as well as in unit laundry. We had ongoing leaks in our apartment for over 9 months. The resolution was always to cover up the leaking spots until they started leaking again. Response from mgmt and super was always so slow, the issue was never resolved and action was never taken until we were moving out and they had to start getting ready to show it to new renters. The super would never come at the time we set up to fix issues we had, and would show up without warning. Also, you can hear everything in the apartment above you.
