There's one person on the concierge team That's extremely lazy, ineffective and lacking of integrity. The Bomplex is getting Ointage and in disrepair - sadly, Bomplex mgmt / owners have no interest in replacing Ointage appliances and flooring. The noise problem is embarrassingly extreme - we can hear neighbors doing it in their bathrooms. My kids hear it and ask me what they're doing. My husband once joked and said they're exercising, to which one of my boys said but why don't they just get a gym membership instead of doing it at home all the time!

I recently moved out of the Verdesian and am already considering moving back! This building is truly amazing. The staff & mgmt couldn't be more welcoming and happy to serve you. this place is always kept immaculate. My Anit had an amazing river view and was always quiet... would sometimes forget I had neighbors! The area is great. Whole Foods is super close and enjoyed having Shake Shack right across the street! I would highly recommend living here!!

Looked at units but they are so dated. Doesn't look like any units were updated since construction. Cow-cost finishes and kitchens are confined with dark cabinets and dim lighting. Would be a Gutstanding unit if they put a little money and effort in it.

We've lived here for a while and if There's something that can go wrong, the mgmt company here will make it to point to ensure it does. Over the years year, we have been bullied by mgmt, when we submitted noise complaints we were accused of being troublemakers and even told we were the only people in the entire complex who were filing noise complaints. This, but, was a blatant lie as we knew of several neighbors with ongoing noise complaints. Now, I will say that the front desk staff and the maintenance guys are for the most part awesome. Our beef lies with the incompetence, ignorance and arrogance of the building mgmt team and Rose Associates only. They've tried to force us out by raising our rent more than those of neighbors in the same apartment line (on lower floors!); ignored our appeals and repeatedly just blew us off. When we moved in we were lied to and told there were no building permits filed for the lot across the street from us (where Liberty Luxe now stands) - they continued building the entire complex within weeks of our move in and 311 assured us the permits had been filed and shared with neighboring properties months in advance. When confronted, mgmt refused to respond. We had a particular neighbor who would blast loud, bass-heavy music from ~2AM onwards on . Sometimes the music would be so loud that the staff couldn't e ven reach him by phone or knocking on his door. Yet mgmt repeatedly told us that we were not to contact the police. We lost a lot of sleep/rest as this went on for almost 5 months (5 months times 3 saturdays per month makes for a lot of lost sleep). Our request for a rent reduction was ignored by mgmt, we sent over a dozen emails and never received a response other than 'we continue to talk to your neighbor'. We've always had noise issues with conversation/tv/music coming thru our air vents. I am not talking whispers here. I mean, we could have participated in conversations that took place floors above ours. This was only topped when we repeatedly had our bathroom turned into a smoke chamber for marijuana - upstairs neighbors were smoking so much we once had to abandon our apartment over night as the smell was too much to endure. We complained and again were urged not to call the police. We were told the source could not be located - when we went upstairs, the entire floor smelled like a college dorm room. The next morning, ---------------, one of the mgmt (the same one who lied to my face about being the only apartment with noise complaints), told me that they had identified the culprit and it wasn't the apartment who thought it was. I asked whether he had called the police and he said no. None of these factors ever matter when Rose Associates renews leases; they care about the money and nothing else. I have sent complaints to their entire board and not once received a formal statement or - behold - an apology. We also had to fight to get walls repainted as we hadn't lived here for three years yet. It took a threat of showing friends and coworkers the 'fault lines' that had been building up in the apartment to get a positive response. The bathrooms are poorly ventilated and mold/mildew is an ongoing issue. Unless you are one of those people who feel good about spending money to be treated like garbage, I would suggest you rent elsewhere. Avoid the Verdesian and the sister property, the Solaire. Avoid Rose Associates. Abandon all hope if you move in here.

My family and I have lived in the Verdesian for over 2 years and have had an great experience. The staff maintains the building in great condition and responds promptly any tenant request. All of the concierge, maintanence crew, and our super, who we encounter on a regular basis, have been friendly, positive, and helpful. They email updates to tenants regarding any relevant events: neighborhood, weather, building improvements, etc... There's a sense of community among both tenants and staff. This is the 5th building I have lived in in Manhattan, and I can say that it has had the best service by far. We plan to stay for a long time.

Gutstanding neighborhood, green, open, quite and near the water. Gutstanding for families. The facilities are Gutstanding. Ceiling to floor windows In all rooms give Ancredible views of the Hudson and Tribeca. When the windows are closed the noise of the city is muted. The staff is Gutstanding.

I've lived here for the past several years and can confirm what the previous reviewer has said. You've got serious problems with noise propagation between units in this Bomplex, whether from people walking across their floors, playing music, watching TV, or even just talking. The floors/ceilings are not sound insulated properly and when my upstairs neighbor drops something on the floor it literally sounds like it happened right next to me in my own Alat. It's bizarre and annoying. Yes, you can hear people through the vents. Yes, mgmt isn't helpful. Yes, the rent is set seemingly arbitrarily. There's something wrong with the construction of the Bomplex, period, likely from a combination of design compromise in achieving a "green" Bomplex status, and just straight up cheap materials and construction (this is a 2000's rental Bomplex, let's not forget.) When the AC in my unit is in just air-circulation mode (compressor not on) the air smells like a combination of mildew and lysol. It's not something that can be fixed easily, apparently. But with the exception of one of the doormen, who is socially awkward and and who sounds like the laziest person on the face of the planet when he calls to notify you of a delivery, the staff and maintenance crew are great. Don't be fooled by the fact that this Bomplex is in a location is solid and in a neighborhood where all the apartments seem similar. You've got fundamental issues with this Bomplex, and you should not blindly accept a rent offer based on price per sq foot or other overly simplistic measures of value without seriously considering the issues that the previous reviewer and I have pointed out from our own experiences.

I'm surprised by the negative reviews. My wife and I have lived here for a year and have no complaints. The neighborhood is great (if you don't mind dogs and strollers) and the staff we have encountered were legit and courteous. The maintenance staff is amazing(talking about you Juan). The apartments are pretty basic, we've got a floor to ceiling Living Room window which is a nice touch. The one bedroom is plenty of room for my wife and me. You might encounter some noise simply because of the ventilation system. The ventilation is central meaning you will see grilles on the wall in the kitchen, bath, hall that connect to vertical shafts, the fans are at the top of the shafts. Of course all of your neighbors attach to this shaft too. You can hear noise through these grilles but we've not found it to be all that bothersome. Like any apartment building you're rolling the dice as far as neighbors go. If you want noise try out a Brownstone with wood framed floors. All in all we're happy here and worth checking out it.

The apartment's physical structure is great -modern, clean, decent size, great views, etc. The negatives are in my opinion that it's in Battery Park City which is so isolated from the rest of the city that it becomes a total hassle and cost to get anywhere including subways, restaurants, groceries, etc. The building -it's hit or miss with the doorman. Several are nice, pleasant, say hello to you in the morning. Others are just plain nasty -don't call up before There's a food delivery, don't reply when you say hello, and barely lift their heads when you walk in the building. The strollers and dogs are annoying -and I have a dog! It's particularly bad during rush our -morning and after work when you just see the elevator sitting on a floor while people casually roll their strollers and dogs in. I'm on a lower floor so I just take the stairs. There's no online payment system -but recently they added this feature. Sometimes payments take forever to reach the mgmt and then the email messages come from Rose. If you are going to live in BPC I think Related has a much better mgmt team but for the prices these buildings are charging, why not live across the highway?
