Pros: Location, building is in decent shape. Recent renobations have been nice. Cons: cutthroat rent increases, tenants are moving in and out all the time. Our rent has gone up 60% in last two years. Awful. Massive construction for last five years. Now men are working on fascade indefinitely and roof has been closed indefinitely since last year. Advice to landlord: Retain tenants instead of this revolving door. It's a shame, as it uproots folks.

Pros: Views are epic Doormen and maintenance are amazing Location is perfect for a young family Cons: Management is a nightmare Renovating apartments for 2 years, constant noise and some amenities unavailable Lease renewals are crazy >30% increase Advice to landlord: Consider the long term repercussions of dismissing concerns of tenants and you might not lose so much money to insane turnover rate

Pros: Doormen are awesome. See HPD profile here: https://hpdonline.hpdnyc.org/HPDonline/select_application.aspx Also, there is a full stop work order (go look it's two big stickers at lobby entrance outside) yet they continue to break the law and do construction all over the building to renovate the apts. Advice to landlord: Stop being so ruthless - stop breaking the law - stop pushing families out of their apts so you can renovate. You won't stop, we know, so we're going to do our best to make sure the world knows how shady you are.

Pros: Clean. Great doormen. Good gym. Awesome rooftop. Good study room. Good laundry room. Great apartment views. Cons: Lots of construction noise. One of the amenities seems to always been shut down and under construction for some time. Leasing office isn’t super organized sometimes. Bathrooms in the apartment are okay (not bad, but just basic). Advice to landlord: Improve construction noise and communications with leasing office.

Pros: Neighborhood / Water views Cons: THEY ARE RENOVATING EVERY APARTMENT . You live with constant drilling . Elevators packed with rude workers and the building does nothing . Most doorman are clueless and takes seven complaints to have them call you before letting strangers including delivery men up to your apartment . Milan the building manager - rude unresponsive and does nothing to help current tenants living in hell. Advice to landlord: Renovation happens but every day drilling and inhalation of dust etc should be illegal .

Pros: Views, doormen and staff and the location. Cons: They’re renovating all units. Yes, every single one of the 340 units and the gym, etc. so, you will live in a construction zone and landlord will do absolutely nothing about it. They’ll tell you it’s in your contract that you signed. Workers in elevators every day. Dust. Water shut off monthly. Advice to landlord: A sign on the wall and email does not justify renting an unlivable space to renters. For what you charge.

Unit 607 Pros: Gorgeous views, building staff is kind and responsive (building management is NOT) Cons: -Water tank issues constantly (brown water, full days without water) -Nonstop construction and drilling from 9am-4:30pm, to be throughout the entire year. So loud that things have fallen off shelves on my wall. No notice or support from building. It is not possible to work from home. -Roof closure (not telling people who are resigning/ signing lease) -Unresponsive management Advice to landlord: Property owner needs to be more responsive and flexible. Very much money hungry owner.

Pros: Amazing location. Awesome views and location right in Battery Park Cons: Landlord raises rent without concessions. Many inconsiderate neighbors who are living together in groups in small apartments. Advice to landlord: With more than 50% apt vacancy, owner should lower rents
