Pros: - doormen - lounges - rooftop Cons: - very poor insulation in the windows, let’s in a lot of noise even at high floors (impacts cooling and heating - laundry machines are disgusting - terrible insulation in walls can hear neighbors - gym is rundown and old, fairly small. But not better than a hotel gym to get a workout in - Construction next door is brutal 7 days a week if you like peace this is not for you - A bit too expensive for value - Management will not work with you Advice to landlord: Replace or fix insulation in windows ASAP Make amenities 24/7 Consider renovating t he gym Also would be a plus: Consider adding a sauna and hot tub in pool area

Pros: Amenities and doormen are amazing Cons: Appliances broke down a lot, can smell weed from other apartments sometimes, can be noisy with ongoing construction outside

Pros: Management is very responsive in repairs. Apartment as advertised. Great amenities. Cons: A bit expensive so flex rooms were required, and we couldn't build flex wall to building. But otherwise no issue Advice to landlord: Great place!

Pros: Great amenities, well managed, good location near south street seaport and every good train stop. Cons: Elevators occasionally weren’t working, there’s a lot of foot traffic, and strict the roof wasn’t open late enough.

Unit 44K Pros: - Doormen are really nice and welcoming - Requests are answered pretty promptly - Good view on the rooftop - Plenty of amenities - never need to wait for laundry Cons: - As a standard high rise, there's a lot of people living in the building. Many of the people seem like they just graduated from college and are a bit annoying - Kinda expensive for the space you're getting

Unit 1503 Pros: Clean and really well maintained/good amenities Cons: The windows leak so much air so it is pretty hot in summer and cold in winter unless you run the heaters constantly. Advice to landlord: You guys are great

Pros: - Great Location - Awesome staff and doormen - Amazing roof on the solarium - Responsive maintenance - Great Views Cons: - Roof on 301 Pearl was under construction while I was living there - Gym is cramped, but usable Advice to landlord: No complaints here

Unit 22F Pros: Well kept amenities Fast response to work requests Good deal on rent Cons: Roof was "closed for construction" the entire 18-month length of lease Advice to landlord: More transparency around amenities openness
