Pros: Helm Management is fair and responsive. Cons: Rooftop can make weekends annoying with people going up and down the elevator, but this is a pro most of the time.

Unit 4H Pros: Great location if you want LES/EV nightlife, great rooftop to host small gatherings with friends, decent gym in the basement if you don’t want a full gym membership. Cons: People can be inconsiderate, throw huge parties on the roof, be generally loud & careless with cleanup and trash. Dryers tend to not work very well Advice to landlord: Maybe make the roof “bookable”

Unit 3k Pros: Ok amenities (laundry in basement, elevator, 360 rooftop view, tiny gym), and package room/amazon locker. Updated appliances and a studio is pretty roomy and your room is pretty insulated. Sound proof is 50/50 cannot hear neighbors but can hear the elevator ding every floor and hallway noises. Maintenance is super fast and they does the job. Cons: Butterfly system virtual doorman is 35-40% down all the time. Homeless or people come in and steal packages on the floor. Delivery drivers who cannot get into the mailroom drop it off on the floor and people steals its (management does nothing about it). Loud ragers goes on in the rooftop every weekend in the summer. Gym bench has been broken for 10 + months and it took them 10+ months to order a new one and no one assembled it. Advice to landlord: Figure out about a better way to fix the package theft issue

Pros: the apartment unit itself was well maintained and spacious and clean. Cons: rampant stealing of packages and 0 cooperation of management to help resolve.

Pros: laundry in building, elevator, amazing rooftop, friendly neighbors Cons: stolen packages even though there is a package room - I have had 8+ packages stolen in the last 3 months. Advice to landlord: sort the package situation out without all your tenants having to complain

Unit 4i Pros: Usually clean, great super, full tub, dishwasher, laundry rm in building, heat and cooling by unit. elevators usually work. Cons: no window in living space. Rent raised $800 per month. lot of lost packages, sometimes very noisy college kids throwing things from roof, sometimes takes a long time to get things fixed (eg stairwell lights havent worked right since we moved in, the same laundry machine breaks every couple weeks, someone left dog poop all over the roof for months) Advice to landlord: Fix the stair lights. Don’t raise the rent 20% on current tenants because that’s evil. Don’t advertise a tiny basement rm w a couple machines as a gym.
