Pros: Lived here for 3.5 years and loved it! The management is incredibly responsive and immediately solves any issues that pop up. Building is very safe thanks to the wonderful doormen who know EVERY resident - they never let any non-residents in without stopping them, unlike most other “doorman” buildings in the area. Maintenance requests are always fixed within 24 hours. Amenities are a nice bonus, but for a fee. Overall this building is wonderful and I highly recommend! Cons: - You can’t pay for ammentites on a month to month basis. Instead you have to pay for the remainder of the lease in one lump sum, which we found super frustrating. Even the roof can only be used if you pay for it - Mostly post grads in the building, but that’s to be expected for the area

Unit 14E Pros: Been living here for over two years and we love it. The community, the doormen, the cleanliness. We feel at home Cons: Nothing to complain about Advice to landlord: None

Pros: Super accesible to multiple grocery stores, convenience stores, Target, restaurants. Amenities are super nice. Building staff is wonderful and vert helpful. The building driveway is an underrated yet extremely valuable amenity. Great view. Cons: Rent increase was insane. 20% increase while another of the same unit in the building only increased 10%. There is no rhyme or reason for their rental prices. Super loud with ambulances, HVAC unit is not super easy to use and apt temperature is very variable. They advertise parking available, but it is simply a public parking that you have to pay for. Advice to landlord: The rent increases are absolutely heinous. There is no transparency or understanding of why the price went up, when other units in the same building stayed the same.

Unit 10B Pros: Amazing building, never had any issues they weren't able to resolve. Best doormen and staff in nyc. Overall experience was always extremely pleasant. Very nice apartments and one of the few that still allow you to put up a full wall to split the costs. Loved that they provided several renewal options at the end of the lease (e.g. month to month, 12 month, 17 month etc.) and you could pick the cheapest option. Cons: Have to pay for access to roof (combined with gym and pool) After living there 7 years, they refused to negotiate with a reliable tenant during the pandemic, while giving new residents amazing deals with free rent etc. Had to move out because of this. Advice to landlord: Be better to good, existing, reliable tenants.

Pros: Very well maintained building with full service doormen and handiworkers to keep the units and common spaces in tip top shape. Cons: Very large and often attracts a young, recent grad crowd that can be loud/tends to throw parties. Advice to landlord: Overall no advice, loved living here for 3 years.
