11 Waverly Place is, without doubt, the worst apartment block in New York. In fact, it's the worst place I've ever had the misfortune of staying in. Ever. The staff only care about your money, the rooms are an overpriced disgrace and I feel sorry for anyone having to stay there. Not a day goes by when I don't thank God that I've left 11 Waverly Place.

This place was recently renovated and the studio I rented had also just had fresh paint on the walls and varnish on the floors. I shopped around for a long time before deciding to go with Jakobson because everything is so expensive in NYC. In the end, I think this was a good decision. This is a great location and a quiet building at a reasonable rate.

THE WORST BUILDING I have ever lived in. When I was in the studio on the 3rd floor, they once let me use the bathroom of an empty room on the 5th floor, because they had to renovate my bathroom. Unbelievable amount of dust for two weeks, and I had to walk up and down half naked every morning to take a shower. (Fortunately, they weren't working on the toilet.) Crazy noise every morning around 4 a.m. (maybe the garbage truck) I also lived in 2-bedroom with 2-bathroom on 12th floor. I understand roaches, which are common in old apartment, but I had difficulty figuring out how the h*** the mice got up to the 12th floor. Well, thank god they appeared a week before I moved out. Oh, they once had a problem with gas, so no one in the whole building could cook for about a month. YAY! We all had to get delivery foods, which made me think that the owner of the building might got paid under the table by the pizza place down there. Now one thing was clear: NO COMPENSATION FOR ANY PROBLEM. There's a laundry room downstairs, which I do not recommend to use unless you want the roaches get washed together with your laundries. THANK GOD I CAN PREVENT OTHER PEOPLE FROM EXPERIENCING THE SAME HELL.

i just moved out of this horrible building, its full of mice . Its dirty and old and very overpriced dont live here you will be crazy. RUN unless u like living with mice and smelling awful things. Also the walls between apts are very thin u can hear everything next door. Its the worst experience ever.

I lived in a studio for nearly eight years - too lazy to move! I loved the neighborhood and my apartment. The landlord was fine with me becuase I took super good care of his property, was incredibly responsible about rent payments and was a professional. (In fact he told me I was one of the best tenants hed had - and he has a lot of tenants!) Big issue was the toilet plumbing malfunctioned and flooded my apartment and three below me one evening - ------------ hard pressed to compensate us for all the damages that his faulty plumbing provided. Tahnk god I had renters insurance to cover my losses - I thought he was a jerk to not pay for his problems!! I then lost my job and 9/11 happened - I actually ended up unemployed for several years, living on my savings and consulting gigs. When I finally could not go on I went to see ------------ who seemed "kind" to ask for a break in rent so I could stay...everyone was getting them due to 9/11...He ended up refusing to give me a break (he could raise the rent significantly if I moved) and I moved out. He even had me show the apt while I lived there. I was pretty pissed off needless to say... shocked that a human being would treat someone who he had a pretty strong relationship with the way he treated me. I had a good relationship with the maintenance and doormen who didn't really ------------- either so no problems there. No problem with roaches and mice so I'm very surprised to see the other reviews...except on my last week of moving out...I set a roach trap and found a huge red one stuck right under my bed!!! I can't beleive that this was crawling around for eight years but think it came in through the window which I'd left open. Net net? Great location, you can find a nice apartment in the buildign but the management has no heart and is focused on the dollar (typical ------ landlord)... I do believe in karma...

These apartments are old and overpriced. -----------, the owner, is the quintessential sleezeball landlord. He speaks to you like a child with longwinded explanations of everything. Don't believe a word he says.

worst living experience of my life by an order of magnitude. i lost an awesome job in NYC because they were using a jackhammer on the floor above my room at 7am for about 3 months. then their staff charged me $5000 to break my lease because i had to move to LA to pursue work because they got me fired. i'm going to be upset all day just thinking about these people. i wish i had not come across this website.

Totally different experience for me. The Maintenance Department is great! I had a problem with my heat and it was fixed right away. Any time I have any concerns the Maintenance guys are on it. I attempted a tip to express my gratitude and my money was returned to me with kind note saying that gifts are not necessary .

the management company is HORRIBLE - the people are nasty and rude, and they rarely answer you when you have an issue. Calls and e-mails go unanswered, but they are quick to call you if they feel you owe them something. They are a bunch of THIEVES!!!!!

There was no fee to rent, the leasing process went smoothly and the owner's couldn't have been nicer. Mr. Jakobson hiself actually came out to greet me and welcome me to the property, Jakobson has properties all over Manhaatan and Queens (all without a fee!!) BUT 11 WAVERLY IS RIGHT ACROSS THE STREET FROM NYU. we weren't looking for our "dream home"; just a nice place to live where we could roll out of bed and be in class in 15 minutes or less. i also needed to share --- there were 4 of us -- and that was no problem. Other mangement companies wanted us all to have huge income, or they wouldnt let us share (so we couldn't afford the per person rent). i would definately recommend these guys for anyone trying to live on a budget in nyc.
