Jakobson Properties took all sorts of crazy fees off my security deposit and refuses to respond to phone and email inquiries about it. While I lived there, they repeatedly ignored my maintenance requests. It took months of hassle and aggravation to get the smallest of tasks performed. When I moved in, my apartment was not cleaned or painted. Someone had taken a paint roller and rolled a different color white over a few spots and this apparently constitutes a new paint job in their book. Jakobson Properties is not a good choice for apartment renters in Manhattan. They don't care about their tenants. They only want their money. Don't live in a Jakobson Property. You will regret it!

I as well as many others could go on and on and on about what a bang-up hack job this company is. Yes, they do offer housing in nice areas of the city, and you are able to get in and out of leases as long as you hold up your end of the financial bargain. HOWEVER, everything else is awful. Problem with your apartment? Forget it. Fix it yourself or go to court. Those are your options. Collapsing walls, unexplained fires, no water for weeks on end, and many other very hazardous and illegal problems are just a few of the good times with -------- properties. -------- himself is an extremely fair and nice man, but the problem is they own so many buildings and apartments, they have no control over anything. There's about 3 1/2 people at the management office at any given time. They have about half a dozen answering machines that all go straight to answering machines. Consider yourself lucky if you get a call back within 3 days. Their emergency line is a total front. Unless you are either seriously injured in the hospital because of the apartment, or you are dead, these people will not even call you back let alone respond in person. Lots of mice, a few rats, cockroaches, little to no trash pick-up, and a slew of safety concerns can describe these properties best. Every -------- building should have a big sign on it that says "ENTER AT YOUR OWN RISK". Working locks on the front doors may have prevented a rape I saw in the stairwell one weekend. Also, be prepared to experience many phone calls and emails for late fees on the monthly rent, even though it's always paid on time. Their books are just a tad bit off if they even exist. All of this and MORE!!!... For the low low price of starting around $15,000/year PER PERSON, although most people I know in these buildings pay a lot more.

This building seriously is depressing. i moved there not knowing any better and went through 6 months on long term sleep deprivation. the building is run down, the staff is rude, there is a roach and rodent problem and its over a noisy bar! Talk about Slum Lord.

The worst mistake I have made in a LONG time was signing a lease with Jakobson Properties and moving into 11 Waverly Place. For the first 5 months, we had a constant mouse problem. At times, we were catching 2-3 a NIGHT. no exageration. After finally getting them to come fill the numerous holes, which should have been filled before we moved in, summer rolled around. For the 2 hottest weeks in July (heat advisorys on some days), Jakobson Properties decided to do work on the outside of the building, therefore removing all of the air conditioners for 2 weeks!! I could go on, but am getting so mad thinking about the horrible people that run these buildings. Live in New Jersey before you live here. There is no area cool enough or convenient enough to pay money to these people. I promise!
