Pros: Elevator, hardwood floors, generally quiet. The doormen are lovely and very helpful, especially when moving and when you’re waiting on an important package. If Angel’s still there, he’s awesome!! Cons: $200 application fee is absurdly high, and included utilities are also very high. Small space for a high price.

Pros: Location was perfect, easy access to trains, pet friendly, laundry in building. Cons: Very expensive for what it was, old and run down appliances, 3 electrical outlets in the entire “2BR” apartment. Advice to landlord: Fix it up a bit, and this will be a great place.

Do NOT rent from MetroNest! I lived at 512 E. 5th for a year and had to endure an incredibly loud plumbing issue for 4 MONTHS without it being addressed. I consistently reached out to maintenance throughout this time without any resolve, even though the issue was so frustrating that I often could not sleep in my own bedroom (where the problem existed). Eventually, I was told to write a letter to management to seek compensation and did just that. It took so long for me to get word back that I only received an Amazon gift card (for not nearly what I was hoping to get) and was told that I could not receive adequate compensation as I had moved out already. Although Pratik made moving in and out an easy process, his professionalism does not make up for this awful experience.

11 Waverly Place is a must avoid. Although it might look attractive to tenants who are looking for a convenient location at a lower price, the cost benefit convenience ratio is much more deceiving than it really looks. First of all, the management in Waverly Place is the worst in NYC, and that is saying something. They treat almost all tenants with the highest disrespect, never respond to work orders, and act with hostility anytime you come to them with any issues our complaints. They are outright bullying tenants. Additionally, the safety hazards are numerous. A couple of years back, there was a fire that almost killed a couple of tenants, and when we looked for compensation, the building refused and retaliated with threats to sue the tenants if they continue to "harass" the management to take actions for better tenant safety. Trust me, this place is not only a dump, but the staff that work there treat you like one. This takes out any of the possible charm and joy in living in a place like NYC. Do yourself a favor and stay away, all the reviews on this website is not only real, but also the reality is much worse after living there for 4 years.

I'm seeing so many negative reviews on here and, honestly, I'm shocked. I just moved in, and everything has been pretty good. The studio I rent is teeny tiny, but it's cheaper than some other things in the area, and it's worth it to me to be so close to NYU and the park. I love the Village- there are so many good restaurants! As for the management, I've had a pretty great experience with them. The doormen are always nice, and the two work orders I've put in so far have all been completed within a day. The super, Mike, is really nice and accommodating, and he will usually pick up his phone or put in a work order right away. The building is pricey, but the area is great. I will note that I've only been here for a few days, and I have seen a mouse. But that's also just part of living int he city- I don't know anyone who has lived here and hasn't had one. Maybe I just live next to quiet people, but I haven't had any issues with noise at all. I love it here so far, and I am looking forward to staying for the next couple of years.

Did not read other posts or would never have come here Place was filthy, bathroom 1930s date, had not been cleaned in I do not know how long, dust on pipes, venetian blinds did not need to be closed as there was so much dust and filth on them that even open they were closed Bed was broken and they took a drawer from another piece of furniture and stacked it underneath Horrible, Horrible DO NOT COME HERE A horrified user

The worst management EVER. Building is old, run down, and management is unresponsive, rude, and irresponsible. You will regret living here. Great location, but BED BUGS, MICE, COCKROACHES, the works! The only good thing about this building is Angel, the doorman. NEVER EVER LIVE IN A JAKOBSON BUILDING. you WILL be sorry!

The first time I heard about this building was on this site when I was searching for a place to stay two years ago. The old reviews are still here that caught my attention, 11 Waverly, OK Building, Great neighborhood, Landlord is a Nightmare, Horrible, DO NOT MOVE HERE!!!, If you move here, you re crazy!.... you get the picture. Needless to say, it was a scary first impression but after coming by their office and meeting with a few people I decided to give it a try because everything else seemed about the same, but for more money. 11 Waverly turned out to be a great place to stay. The building was renovated while I lived there so it got a nice facelift and I never had any problems. The location turned out to be great since there are so many cheap eats around, it s so close to Washing Park, grocery stores and the subway. When I moved out a few months ago I remembered reading those old comments and decided that I should spread a little good karma and write something positive. I think they should read, great building, neighborhood and landlord, Nice, MOVE HERE!!!, If you don t move here, you re crazy!

The best thing about this building is the doorman. He always sends me off to work with a smile and a joke that starts my day feeling great. I wish my apartment was a little bigger, but it's all I can afford. I rented a studio for 10 months and in comparison to what my friends are paying, I think I got a pretty good deal. The on-site laundry is a bonus and I can't imagine how some people drag their stuff through the rain and snow to get it done. A/C was good, no problems with hot water. Someone mopped the hallways every morning. I'll be moving back home soon and will miss the cheerful greeting from the doorman in the mornings. You'll know what I mean if you go see him.

This place is a museum of how it was; and how it should never be again. The quaint 19th century plumbing means that the water temperature is somewhat of an aquatic lottery. I think the electrical wiring was done when Thomas Edison was still alive (expect blackouts). And the staff probably received their etiquette training from Heinrich Himmler.
