Ok first off this building is amazing when it comes to amenities and quality of fixtures, finishes, etc. Plus the apartments are quite spacious. Location-wise, you can't do much better. I mean, it's Tribeca, one of the wealthiest areas in the city, the country, and the world. * Every subway line in the city is 1-3 minutes away walking distance * 1 block from several citi bike stations (hahaha, as if Tribeca residents would bicycle!) * no shortage of taxis available steps from the front door (if your driver has the day off) * restaurants, film buffs, and Mr De Niro himself just steps away * area feels a little //empty// at night compared to, say, the west village, but it's safe and clean The BIG issue here is the noise (construction noise). You can actually see in this address report that there were 40 noise complaints within 1 block of 10 Barclay Tower in the last year alone: https://www.addressreport.com/manhattan-apartments/barclay-tower-10-barclay-street/ Overall, it's a very nice building, but the noise was too much for me.

This is an amazing building with an amazing staff. Friendly doormen, service desk people and fantastic super!! The apartments are large, very well maintained as is the entire building. Wonderful common space, poor, sauna, jacuzzi and extremely well equipped gym. Only complaint is building rental agent on site. She is uncooperative, spins the truth a lot (the new construction will not be a problem!) and not at all helpful once you move into the building. Right now a major construction project is underway across the street that might give one great pause to become part of the extensive noise, dust and inconvenience. I am sure that in two years or so when the four seasons is completed this will once again be a shining star in the Glenwood group. But if you do want this area, this building blows away the Gehry!

having lived in 3 different full service building i would say that this building has a lot of amenity space and the apartments are on the larger side of things, location is fantastic (just dont go south, tourist central!) tribeca restaurants, battery park city, trains, parks ... however, the amenity space and corresponding policies could be a bit more accommodating. for starters such a tall building should have a roof deck (even if its a small one) not an 8th floor terrace which gets maybe 3 hours of sun. there are no amenities open after 10pm so if you want to have some company over after 10 you have to bring them to the apartment, many of my other buildings keep amenities open past 10pm all that the lounge has is seating, seating and more seating. could have done a lot more with this large space, i.e. pool table, big screen tv, ping pong, piano, library, cooking classes. gym is fairly nice and there is a separate room for classes but all that is offered is yoga. also the building does not have a central inter tenant communication system, being able to chat with neighbors is a great thing.

Generally very happy here as the amenities and staff are top notch. However, with the new construction across the Street (I face the north side of the Street), I am woken up at 6am morning every day on Monday to Saturday from the construction which makes getting a good night's sleep very difficult.

Ive been living here for nearly a year and even after they put double glazing in the noise is unbearable from the building works for the WTC. AVOID!!!!!!!!!

Noise - I'm one of the first tenants for Barclay Tower. I moved in Summer 2007. At first, I was really annoyed by the noise - esp from 99 Church St at the time. Now that the 99 Church project has stalled, living there has been great. The trade center noise is bothersome sometimes but I've definitely gotten used to it. I do hear my neighbors banging sometimes. The walls between apts are a little thin but I guess that is standard when you rent vs buy. Service - My favorite part of the building is the staff. The doormen are amazing. They remember your name and always go above and beyond. There is low turnover and they always greet me with a smile. The porters keep the building clean and really pretty. The guys at the service entrance are super helpful and are accomodating. Maintenance is timely and thorough. I have friends that live at 2 Gold and what I hear about them is awful. Maintenance charges for service requests like changing smoke alarm detectors or fixing sinks. Barclay staff has spoiled me. I really did not like living here when I first moved in but now it's definitely home.

I love my apartment and when I moved here planned on staying for some time...then the noise began! I have double windows which were installed before I moved in. I questioned the staff about noise and was assured it was not a problem. After the first month construction began on the trade center. The banging is present when I am trying to go to sleep at 11p.m. and wakes me during the week as early as 6 a.m. The weekends are the worse for me because it is all day long when I am trying to unwind and relax. The building itself is lovely however noise like this should not have to be endured in such a high end luxury building (I live on a high floor!!)

We put an 8,000 deposit on an apartment and the shady management team rented our unit to someone else. They have NO ethics, the rents are random based on how desperate they think you are. The brokers get huge kick backs from this mgmt team, I stay clear of this building. Although I have no where to move to next week I am glad they screwed me and "rented" to someone else. They simply lie to try and pressure you to sign on. Two friends live there now, they said their floors are completely empty but mgmt says they one have "ONE" apt available.

Overall I would not recommend this building. Here a detailed review from a 2 year resident: ADVANTAGES 1. Beautiful well built & well maintained building with many amenities 2. Excellent staff with little turnover 3. Good location for downtown work and close to Tribeca/Battery Park City DISADVANTAGES 1. EXTREMELY NOISY. Fortunately the construction across the Stereet has halted temporarily, but it was unbearable and will resume when funding is obtained and the WTC construction will continue forever. Each night the street is flooded with garbage from neighboring office buildings and from 1:00am-3:00am all you hear is noisy garbage trucks. 2. The rents are pricy and landlord raises rents instead of lowering them in a weak market. New renters may get a better deal but landlord does not negotiate with existing tenants. 3. SEveral exisitng have told me stories about the landlord withholding part of their deposits for bogus reasons. 4. The area is still mostly business and very touristy/crowded (WTC) 5. Tenants tend to be very transient and impersonal due to its business location 6. Many silly annoying rules/policies are enforced from storing luggage bags only if they are empty (whats the point) to charging for replacing unusual kitchen light blubs which burn out frequently (nickel & dime mentality).

We moved to Barclay Tower almost a month ago and I am loving my apartment and the building. The quality of my apartment is outstanding and the lobby, pool, gym, lounge, outdoor sun terraces and other spaces in the building rival some 5 star hotels I have stayed in. Every apartment comes with a Washer and Dryer which is a major plus since I dont think anyone likes to sit at the laundry place and sometimes it is nice to be able to wash some things on your own instead of waiting for Wash and Fold. There is a dry cleaner right in the bldg and they deliver it right to my Apt door. When you order take out, they escort the delivery guy to your apartment so there is never anyone just wondering around the bldg. I will say that if you are looking here, you will def want to be on a high floor. The views are awesome and it is way more quiet when it comes to street noise, still have not heard the people next door at all!! Leasing, Bldg management and the 24/7 Doormen are amazing, super friendly and helpful.
