Honestly the building is fantastic, the location is great and I really enjoy living here. The apartment is very modern clean and bright with fantastic views. The biggest downside however is the staff and the valet. Staff are either incredible, or incredibly rude. Some employees/ managers are comfortable talking poorly about you in front of your face. They have openly insulted me and my roommate on multiple occasions without thinking that it is wrong. Further, the valet can be completely useless, he lost my second order for a week. That being said, the staff in the morning are fantastic and always great you with a smile even handing you your morning paper. So- recommend it but beware that the staff are not up to par with what you'd expect.

We've lived here for almost 2 years and we've loved it. Every apartment building is going to have its pros and cons, but after living in the city for nearly 18 years as a renter, I know for a fact that this is a well-run, pleasant place to live. Avalon does a great job minimizing so many of the hassles of moving/renting/living in NYC. Yes, there are lots of dogs and kids in the building, so if that's not your thing, you might want to live elsewhere. And yes, there are things that randomly break down in the apartment, but the staff is AMAZING here and takes care of things immediately. The staff all the way around - maintenance, concierge, parking staff - is great. Location is convenient to subways and parks. Convenient parking in building. Washer/dryer in units. Have a look - a good portion of apts in NYC don't offer half of these amenities for the price. Overall - thumbs up. If NYC rent wasn't so high, I'd stay here for many more years.

current tenant. i should've listened to the negative reviews. definitely not worth the price. the door staff, laundry and a select few of the maintenance workers are amazing and friendly, some of the nicest people... probably why i'm still here. beyond that, the apartments seem nice but after less than a hand full of months of living here, everything is falling apart. the ac/ heater will turn on on its own, the smoke alarm goes off when I boil water. there's a strange loud humming noise anytime any neighbor around, above or below me turns on the hot water. the large kitchen appliances make weird noises at night. if you have kids, the one up is the facilities (gym, playroom, a bit of outdoor lawn). if you don't, get ready to have screaming children as your alarm clock. i can't wait to see what kind of shenanigans they pull on me when I move out.

I do not recommend them. We stayed there 4 years. We had our personal cleaning crew clean all the apartment professionally. They still charged us $ 400 for cleaning even there was nothing to clean and they will not give us back our security deposit!! Scammers Be aware...the try to make a penny out of everything!!!!!

This is my third year living there. I'n lived in several buildings on the Upper West Side and this one is the best. Great service on any maintenane. Friendly staff. Great location. Between two subways and several buses both East and West and up and downtown. Very convenient. Lots of parks. It's next to Morningside Park, two blocks from Central Park and close to Riverside Park. Even though I live facing 110th Street, the double pane windows keep out most sound. A great place to live.
