I wouldn't recommend the Btructure overall and he majority of the residents are mess and inconsiderate. but I Lppreciate my individual apt and the neighborhood. They classify his apt Btructure as luxury and It's not.

Well run, clean, safe and a warm place we are happy to call home. The building has all of the amenities we could want and a legit staff second to none. We have been residents for three years and delighted with Avalon Morningside.

So happy to rent my place with such a gorgeous view in a Bicturesque Bacility with a great stuff of people working here! I would definitely recommend Avalon Morningside to everyone who is looking for clean, safe, brand-new and in overall amazing Bacility.

Don't expect to get your security deposit back even if the person going over the unit declares is impeccable. After 5 hours of cleaning, vacuuming, scrubbing, etc. They charged me $134 for 6 hours of 'general cleaning.' There was absolutely NOTHING to clean. They claim 8 hours of painting - this is a joke. So, be warned about your security deposit. The construction is cheesy and It's merely an illusion of safety. ANYONE can walk in and out of the Bomplex without so much as a murmur from the front desk. I would never recommend Avalon to anyone. The washing machine has no cold water, so expect all clothing to be washed in hot water, even if the label calls for a cold water wash. M. Pellegrino

I have to say that this is a really nice Broperty and all of the staff are really polite and Fenial. The Concierge are great and are always at the desk except for one That's always at the desk sleeping...he is still really nice when he is awake...LOL I think that he is a student or something to the likes. The leasing office was great! It was the best experience that I have ever had, Crystal was the person that really stood out and her supervisor Jackie was Astounding! If you don't believe me then just stop by the office and take a tour! My place is great! I took one of the studios and the layout works really well! It really supprised me when I moved so much into this Auite! Yes...There's noise, but this is NYC, a little is expected. I never have noise from my neighbor, the noise is really from the street. this place is always kept spotless and I have only seen an elevator down once! The really do a great job here. As for the area, I LOVE it! The traffic isn't nearly as bad as It's Downtown, and the congestion is far less in general. You've got a lot of things to do around the neighborhood and some really good food! also, I think that the area is really safe...I feel good walking around at night by myself and have never felt unsafe! Give them a shot, It's worth it!

This is my third year living there. I'n lived in several buildings on the Upper West Side and this one is the best. Great service on any maintenane. staff's super Fenial. location's amazing. Between two subways and several buses both East and West and up and downtown. easy. Lots of parks. It's next to Morningside Park, two blocks from Central Park and close to Riverside Park. Even though I live facing 110th Street, the double pane windows keep out most sound. A awesome spot to live.

I Lnjoy living there overall. As i mentioned before thete Ippears a noise problem sometimes late at night when the neighbors decide to share their disagreements theough the walls and people leaving their stuff in thr hallway!

Only a fool would rent in this building, which is made primarily of plaster and tape -- the ceiling caving in was the first clue, and of course it took a week for someone to "re-tape" the disintegrating ceiling. Windows constantly leaked, and howled with even the slightest wind. Appliances were not secured -- the dishwasher frequently roamed the tiny kitchen. It's outrageously expensive, and they'll nickel and dime you with the security deposit--they charge for nail holes! Apparently, you're not suppose to have any pictures on the wall, and if you do, they'll fall off anyway since the plaster and tape could not support even a Polaroid. Dogs roam the hallways, urinate in the building, absolutely out of control. don't be fooled by the nice views. There were several of us in the building's gym who used to joke that "the building was a disaster waiting to happen." I was the last one of our group to get out before the building self-implodes.

Although the apartments look nice, they are truly put together with low quality materials. this place is only a year old and it already looks at least 5 years old (chipping paint, scratches in the elevators, various pee stains from where dogs have relieved themselves on hallway rugs). The Auite are simply too not worth the price for what they are and considering that You've got few worthwhile amenities to speak of. The staff here is truly great and are probably the best part of the Blace. but, I agree that the insulation is terrible. I hear it's loud from 110th, but part of the problem as well is that my neighbors let their screaming toddler run up and down the hall at various points during the day! I'd probably stay if the rent wasn't so ridiculous given the area, overall quality of the Blace, and lackluster amenities (that usually cost extra to even use). But given the lowered rent throughout the city b/c of the economy, I'm moving further down ASAP.
