Great we love it here so much and are very happy that we chose this building. All of the staff is amazing too and attentive. We hope to stay for years to come and are excited to use the amenities this summer

If you're comparing 88 Leonard to other buildings you are considering, just know that 1) you won't find as good management and such a friendly team; 2) the location is easily walkable to the energy of SoHo/Greenwich/West Village without having to live among the often crowded and noisy streets; 3) the apartments have good, usable square footage and lots of light; and 4) prices are really good right now!

We have lived here about a year and couldn't be happier with our decision. The staff is unbelievable - friendliest doormen, quick maintenance visits, and approachable property managers. The pool looks small but a nice getaway in the summer if you're stuck in the city. Only wish is that they would add a grill. Lots of great resident events and the Hello Alfred service is so helpful (especially when we got stuck on a trip at the beginning of Covid and they sent me the things I needed that I didn't have). The location can't be beat. Most residents are late 20-early 30s couples, with a few babies here and there. Lots of dogs so have to watch your feet when you go outside but a majority of residents pick up properly. They have gone above and beyond during Covid to make the building clean and safe and even sent out a survey to see if they could add any amenities to make work from home easier. Well worth the premium

Great building & fantastic area. Only complaints i'd mention are: 1- Rose pitches the building to be 'rent stabilized' ...most people do not realize that stabilization (ie; what the city sets) is based on 'legal allowable' (ie ~$13k for a 1 bed @ 88Leonard) vs 'preferential rate' (ie, aka "market rate" for a 1bed which is ~4700).... so when renewal came - they tried hiking us 2.5% over the $13k number vs what we were paying. (IMO) this is clearly 'overlooked' when pitching new tenants. rules are rules, and i appreciate that - but not being fully transparent on this is poor form and a bit sneaky in my (and many apparently according to refund tenants received in 2019). 2 - Rose takes a very 'pet friendly' approach to 88 leonard. Thats great. Just be mindful that 200yards on either side of the entrance to your home will smell like a piss pot (especially in summer). 3- as noted in some other commentary - smoking. of course people will smoke in their apartments regardless of 'rules' -- but you'll catch drifts of it in your place. enforcement is mediocre. again - really good/clean building with fantastic staff/roof-deck/ apartments - but the above 3 worth noting.

Dream come true! Best home ever. Love it there so far. Highly recommend it! Great neighborhood, amenities and staff! Beautiful all around. Never been so happy. Would recommend to single people and families alike.
