Pros: Building staff are really kind, view is pretty, amenities are nice Cons: I moved out from this building solely because I got charged $3000 for having friends over in the game room for 3 hours. no damage, no problems, yet they charged me a predatory $750/hour price. the largest lounge is $1000 an hour. they REALLY don't want you to use those spaces. I was not the only person this happened to, somebody else had 3 friends over and got charged similarly. they probably make tens of thousands of dollars a year on these fees. be extremely careful not to live under the gym on the 3-6th floors, I had to live with people dropping weights and shaking the apartment walls all year. every two weeks it would be so bad I had to go up and tell someone off myself or ask reception to help. Mgmt not very responsive over email. Advice to landlord: Add more padding to the gym floor, people deserve not to have barbells dropping on their heads at 7am

Pros: The amenities are top tier. However, walls are thin if youre next to big dogs you will hear them from across the hall. Cons: Amenities are not included. Walk to train is 15 minutes. One requires a bridge to LIC.

Pros: gorgeous location, very nice gym, good amenities Cons: poorly designed (noise from gym rattles units below), nickel and dime everything… they will charge you insane amounts if you have more than 2 people in the amenities with you, not to mention there’s lockout fees that go up to 100 dollars and something as simple as a bike storage unit is extremely expensive. there used to be a rack for bikes and they removed it so people stop parking their bikes for free. Advice to landlord: Stop trying to be a scammer, you don’t have to charge insane amounts for everything

Pros: Great views of the Manhattan skyline and East River Warm, friendly staff who are great to work with Quick, helpful, and efficient maintenance team Consistently clean and well-kept building Cons: Management is difficult to deal with and highly disorganized. The building flooded within six months of opening. Only one or two elevators are typically working, leading to long wait times. Rent increases at lease renewal are extremely high. Unexpected charges for a share of the building’s HVAC and heating costs, in addition to unit electricity, were added mid-lease. Roof access requires a fee, and hosting private events or bringing more than two guests requires advance booking and high hourly charges. Interior finishes feel cheap: paint peels easily, and appliances are of low quality. Advice to landlord: Enhance Building Amenities Without Excessive Fees, Be Transparent About Costs, Revisit Rent Increase Practices.
