Pros: - Good location and access to amenities Cons: - Super is sleeping with the tenants and covering for crimes like theft and harassment in the building. Advice to landlord: Get rid of the super! He’s allowing persons who were evicted to live there!

Unit Apt A8 Pros: Laundry Literally half of block from apartment building. Rent stabilize units 3& 4 express trains 7 minute walk -Good Transportation Cons: -Roaches -Small Roaches Crawling Everywhere. -Big cockroaches in building hallways & stairs. -A Dead cockroach killed on steps but not pick up or move in 8+ days but everyone sees it. -Flying roaches aka “Water bugs”. -Big Cockroaches crawling out of your heater. -Yes Ik I said roaches 6 times it is THAT bad unless you clean everyday. - Plumbing Issues -Be Prepared to catch at least 9 mice randomly one night in the summer time. -Catch your own mice -Keep your fire escape window close a rat can come inside your unit. -Make sure to culk your own stuff. (Ex: bathroom, floors, cracks,door, window) -Mostly cracks everywhere be prepared to do it all yourself even move in. -Door knobs besides the front apartment door will fall off all.*just grab it and twist it back on it’s old * -Exterminator doesn’t come regularly. -If your package is stolen be prepared to not get it. *You could ask your super to see if they have it* -Prepare to do your OWN extermination. -Prepare for the buzzer to not work or the door lock to be twisted up so bad that it doesn’t turn. -Sometimes the lock door that tenets use a key to enter the building is sometimes open. -Prepare to not get SERIOUS issues you may have in your unit NOT fixed. (Ex: A Fire Escape Window Not Opening At All for 5+ Months) -Can’t use kitchen to full capacity, to store food because of roach infestation.(Ex:Kitchen cabinets,drawers etc.) -Serious Mold in the bathroom that tenets complained about to management (before they switched management companies in 2022). Now In our lease agreement (since March 2022) we are require to clean up our own SERIOUS BLACK mold. -Management doesn’t care about his Tenants -No direct address to send a letter to management -Superintendent is never punctual to fix any issues. (Ex: I need my super to fix my sink we make an appointment with him via text at 3pm, he doesn’t show up until 5:30pm that day OR doesn’t Pick up any calls or text until the very NEXT day.) -Superintendent doesn’t respect people time and randomly text a tenant at 8 or 9pm to come fix an issue the super was suppose to fix at an already schedule time earlier in the day.

Unit A9 Pros: This building is close to the train and there are a lot of food stores in the area. It is also nice to have a live in super (even if he’s unavailable 70% of the time). Cons: There is no way to contact building management at all. The is a live in super, but he is very negligent and is often unavailable. It took him nearly 2 weeks to fix a leak in my bathroom that resulted in a hole in my ceiling. The 2 numbers the super gave to tenants don’t work as they are always blocked for some reason. He’s also started taking packages in order to “stop them from being stolen,” but his phone is never working so you can’t get in contact with him to retrieve you stuff. You just have to hope you catch him in the hallway some day. This building is rodent and roach infested! I had a bad mice problem when I first moved in. There are also german cockroaches everywhere. Advice to landlord: Hire someone who will actually tend to the building and be available for tenants.

Pros: Apartment layout and Sq ft. 3 closets. molding and floors. Appliances were new including dishwasher. Location is convenient. Cons: Forever roach infestation. The entire building. very noisy corner.
