Pros: I only saw 1 roach. Cons: Immense hostility from landlord whenever anything had to be fixed, was at certain points threatened to be sued. Eventually got too scared to email him about any issues I was having with heat, etc, which I guess was what he wanted. Do not rent from Brian or Jesse Elgart at Francine Realty - I have had wonderful experiences with basically every other landlord I've had (and never was late on rent) so the problem wasn't me.

Pros: * New stainless steel appliances, all in perfect working order * In-unit central AC in every room * Hot water in showers * Water pressure is good * Bathrooms in great condition * Birds chirping in the morning for units facing the backyard * New backyard deck for ground unit apartments is a steal * Proximity to 5th Ave in Park Slope is excellent Cons: * Constant construction work being done on neighboring units all year round - No announcements when construction is happening. * Layers of dust and debris from ongoing construction. * Mountains of garbage accumulate in they alley, awful smell and flies. * Packages constantly stolen from the entryway. Bike stolen from the alleyway. Door code never changes. * Dirty brown water from time to time. * Dry pipe heat during winter may cause frequent nosebleeds if WFH * Touts private side entry as a feature but then refused to provide a key to side door of the unit * Broken lights in the alley never fixed by landlord despite multiple requests, risk of tripping down stairs during the pitch black night. * Spectrum-only internet. * No announcements when garbage was moved from the front of the building to the side alley. * No announcements when they were going to close off the entrance of the building to redo the stoops for multiple weeks, which remains incomplete after 2 months. * Incidents of worms and flies infestation. * Pockets of water building up behind the walls before popping. * Never met the landlord or super when viewing the building - was told to let ourselves in. No super presence. * Landlord withheld portion of security deposit despite deep cleaning of unit when vacating. When asked for evidence of what was cleaned, landlord sent photos of a different unit with different appliances. Advice to landlord: Sell the building to someone who will be present and take care of residents. Collecting a rent check is all you can expect from this owner.
