Pros: large, unique units, wonderful neighbors and community Cons: loud (next to BQE) cars and motorcycles, heat and water issues, though have been getting better. expensive

Pros: The super, porters, and front door man keep this place running. The rooftop is nice. Cons: The management company that runs this place is comprised of completely inhumane people. The broker is also a piece of work. She is manipulative and does not disclose material facts about each unit. Stay far away from this place. There are roaches and dog poop in the building's hallways.

Pros: I love the apartment itself and I haven’t had any issues with it. Any small issues I have had have been fixed quickly and the super is very responsive. Cons: Management is effectively completely unresponsive. We’ve had a number of hot water outages this year, security concerns with no locking front door and random people in the stairwell, and I personally have had issues with incorrect fees on my rent bill. It’s been nearly impossible to get in touch with management about anything to get to a resolution. The building has also been through no less than 5 property managers since I’ve lived here.

Pros: Apartments are nice, building location is great Cons: Management is extremely negligent, rooftop amenity was closed for a year and a half despite rent increasing, annual rent increases are high

Pros: Neighbors are nice, and the apartments are mostly renovated. Appliances are new. Cons: The management company of this building is terrible. The rooftop has been closed for over a year and with no end in sight. The treadmills were not functioning for months. We have had leaks every single time there’s a rainstorm and our neighbors have had mice.

Pros: The units are beautifully renovated and show off the original details of the Chocolate Factory that was this original building in the late 1800s. Cons: There is a “jazz/comedy/music club” on the first floor in the commercial space that has an illegal liquor license and absolutely no sound proofing. If you live on the second or third floor you will go insane. 311 fakes a response and upon confrontation with the “proprietors” they are operating with a fake liquor license. Management never surveyed owners about the clubs installation. The roof deck we pay for dearly in our inflated rents has been closed permanently. There is a “spa” downstairs called Body by Brooklyn that runs illegal sex parties for gay men most evenings. Management is a revolving door of various contacts we can never get in touch with. Advice to landlord: If this is the quality of building you’re running then keep the rents below 3,000. None of us should have to pay for the disturbance and lack of oversight

Pros: Apartment size, seems like you don’t hear your neighbors much. Cons: Management is terrible, totally not responsive. Water pressure is non existent. Management ignored leaks in my apartment and windows that don’t seal for years. Advice to landlord: Do your job.

Pros: the apartment unit, the front desk (bibi and rupert) Cons: the entire management company, the rats in the walls, the never ending construction, lingering men everywhere, no gas, water leaks (without rain), no actual concern for their tenants, no sense of urgency… pretty sure soulless ppl work at fairstead Advice to landlord: GIVE ONE ACTUAL F*CK. remove them mice and rats from the walls ! would be so tight

Pros: big units in a nice area. Good views, nice roof Cons: took a month to get our gas turned on, mice, rats, leaks from the walls and ceiling, lying about construction, lying about who will move into ground floor retail space. Advice to landlord: Focus on finishing the never ending construction and listen to your existing tenants

Pros: Space & building super. Neighbors were great, too. Cons: Water pressure was very weak. The trains are 20 minutes away. We had to move in the midst of the pandemic because management co was not renewing any existing leases
