I have been living here at 365 Bond for 3 years now. It has been a great experience so far. The leasing team and management is so responsive despite having so many apartments to oversee. The location is quiet and there is lots to do. Melissa who is a lifestyle director plans so many events for residents and it truly feels like its own little community. I have a great relationship with my neighbors as well which is wonderful. I highly recommend this building to anyone looking to move to BK.

Pros: The building was nice and had a wonderful staff. They were kind and as responsive as I think they could be with what I thought was a bit of understaffing, The apartments were nice and had lots of closet space even in the studios. Cons: Management was impersonal and a bit slow to make big changes. Units are imo priced too far above market, walls are thin and noise does carry. Advice to landlord: Communicate a bit better.

Pros: Clean, well kept Doorman building and package room is convenient Amenities are nice when open Cons: Not really much of a community. Residents are generally not very friendly and neighbors don’t speak to one another. It’s quite isolating actually. Ventilation systems (AC mostly) are VERY noisy even though not very old. Leasing office is very pro-management and doesn’t seem to look out for tenants, particularly as it relates to lease negotiations/renewals.

terrible apartments. bad appliances, bad air quality and no ac/air circulation with bad insulation as well, horrible and non existent service by leasing and maintenance staff. bugs, stolen packages, rude neighbors, broken amenities. i can go on and on. do not fall for the fake reviews on google. 365 bond pays for good reviews as well as pays for bots and has staff and friends of staff leave 5 star reviews to pad their rating. they've been caught doing this and i have screenshots of a 5 star review (with a reply from herself on 365's end) left from the resident managers personal google account. absolute trash building. please do not live here. it is not worth it.

AMAZING STAFF! BUT POOR MANAGEMENT. THERES ONE WORKER AT THE FRONT DESK TO HANDLE TONS OF BOXES AND CATER TO RESIDENTS/ VENDORS. IN A 400 UNIT BUILDING THAT IS OVERWHELMING AND FROM WHAT I HEAR THE BUILDING ACROSS THE STREET HAS 200 UNITS AND ARE FULLY STAFFED. WHEN I LIVED AT 365 BOND THE HALLWAYS LOOKED LIKE A PROJECT BUILDING WITH MULTIPLE LIGHTS MISSING AND UNPAINTED WALLS THAT NEEDED PATCHING. I BELIEVE THESE THINGS SAT A LOT

Pros: Location (close to the F/G line and Atlantic Terminal) Top Deck Views (great views of Manhattan if there isn't a party going on up there, which is often.) Cons: No proper mail system, resulting in packages getting lost or stolen. If your package is successfully delivered, it can at times take up to 24 hours to appear in their system, meaning if you ordered something with lets say one-day delivery with Amazon it wouldn't matter as the front desk guys wouldn't have the package ready to pick up until the next day's evening. Absolutely ridiculous. Out of control dog owners. Dog pee in the hallway and on the stairs is a constant. Many let their dogs run around without a leash, and even the ones on a leash are often allowed to just run up, jump on, scratch, bite, etc. other residents. I've had a hard time getting up the stairs with groceries at times because people are bringing aggressive large sized dogs in here and don't know how to control them. Neighboring dogs barking 24/7 because their owners are too lazy to find a sitter when they go out of town for a few days isn't unheard of either, animal control visits are frequent. I don't have a problem with dogs, but it's a lot of people here who clearly just moved to a city for the first time and think a large dog is fine in a small NYC shoebox apartment. That's just not the case. Bugs, which we didn't have a problem with for the first couple months of our lease (we're extremely clean, like, cleaning multiple times a day clean), are increasingly becoming a problem. Spiders and things like that are an obvious will see regardless of where you live, however we've recently started seeing creepy crawlies we couldn't identify without a quick google and roaches, so that's fun! Cheap materials. I've lived in a lot of apartments, many older than this one (I think this building was built in 2017ish?), and it blows my mind how cheap some of the materials/appliances are here. Our dryer and washer need to be fixed or cleaned constantly, our dishwasher blade fell off within weeks of living here, our toilet handle broke shortly after. Paint is falling off the walls in places where nothing is touching them (???), and the fake wood floors are seriously awful, our 6 month old kitten running across our apartment literally left deep scratches in them. The walls are shoddily painted in the hallways, and the lights are sometimes on, sometimes not as well. At least they have the same 5 pop songs on a loop playing at maximum volume in the lobby at all times, but it would be nice if maybe we could not spend so much money on speakers for the lobby and more on having a presentable building everywhere else. And finally, and I bet you guessed it with all of these other cons.. the communication with the MIA "leasing team" is garbage. Firstly, when we moved in the landlord just gave us our keys and said have a good night. Now I don't really need a tour or anything when I move in somewhere, I know some people like it and I don't really care myself, however I have literally never seen a leasing agent in this building in my life. Never a single member of the team passing in the hallway saying hello to people, nobody giving tours, nothing. It's kind of bizarre. That being said, obviously getting a hold of anybody here is an absolute pain as well. Good luck filing a work order for your apartment, it'll be weeks until they see to your issue being resolved, unless you're like me and your upstairs neighbor having a leak inside their wall warrants the resident manager barging into your apartment while you're in bed with your significant other saying it's an emergency and they had to inspect our bathroom -- after which the "emergency" took upwards of a week to fix. Reaching out regarding any other issues, smoking, pet issues, mail issues, etc. usually warrants a passive aggressive e-mail with a hint of gaslighting, indicating that it's not possible to fix the issues that you're having but y'know.. thanks for reaching out and everything. Overall I wouldn't recommend living here at all. It's not a good deal for your money and it's not a good deal for your sanity either. It's one issue after another that you'll be having to deal with living here, and it's essentially a lottery to know when those issues will come up and if anybody will even be able to help you solve them. I sincerely regret signing a lease here as it's brought nothing but stress on me and my S/O on our first year in the city. But hey, come and visit and you'll likely see some of this for yourself. The sketchy looking hallways, loud neighbors, obnoxious dogs and their owners (and their.. scents.. they leave behind), and some person asking the front desk guys where their package delivered a day ago is at or why their apartment issue that was supposed to be fixed the day prior got ghosted by the maintenance team are all pretty common place to see on the daily here so you could likely easily confirm what I'm talking about above. That is at least if you could get ahold of anyone here to show you around in the first place. Thanks for reading my review, but don't move here. Take care of yourself.

Pros: New build. Quiet. Manager replies fast but doesn’t always take action. Neighborhood is lovely. Units have nice windows no sound between and nice appliances. Clean lobby and halls. Gym was nice but upsell and not safe during covid (no ventilation, no vaccine or mask enforcement). Cons: Covid negligence. High density building with closed front doors, no mask or vaccine proof needed. Staff don’t wear masks. Large gatherings in lobby no masks despite high transmission in area and cdc recommended universal mask use indoors. No I enforcement even in tiny gym no windows open. Crowded elevators no masks. Not ADA friendly (no automatic doors). Raised rent $600 after 6 mo. Everything is upsell (bike storage, roof access, gym). Near 3k for <400 sq ft studio plus roof charge plus bike charge plus gym is insane on a toxic site. They don’t disclose that you are within feet of a toxic waste cleanup zone Gowanus canal which is a superfund site (look up on Epa) no updates on effects of health as they dredge raw 50,000 gallons of raw sewage and toxic waste outside your window all day. Advice to landlord: Follow cdc and nyc doh recommendations for covid to protect residents in their own home. Disclose superfund status. Reward your customers who want to stay despite all of this. Signing a renewal felt like they only care or get commission on new leases.

Lived here for 12 months in a one bedroom apartment. Staff was always very friendly. Quiet building!! This was a must for me and I’ve had no complaints. Apartment was nice size and was clear upon move in. Overall, absolutely would recommend someone to live here.

Pros: Roof deck is beautiful, nice amenities (though not accessible during Covid), great views depending on your apartment Cons: Common area furniture, especially on roof, gets shabby and is not replaced. There are no consequences for those who break the rules, i.e. smokers and those who take their pets into common areas where they’re not allowed.

Pros: Staff is friendly and on top of most things promptly Cons: Owners are the worst and leasing staff. Lied to my face multiple times about tenants rights (it’s on the Internet and I can read nice try tho!) will not give your security deposit back without begging, don’t communicate etc Advice to landlord: Building service people are good, if they care(I’m sure they don’t) they’d hire people in the office who,give half a fuck and are at least reasonable or somewhat honest, too much to ask I’m guessing
