I recently moved out of this building after spending a few very frustrating years here, and I can confidently say: do not rent here. While the on-site staff (doormen, maintenance, etc.) were incredibly kind and helpful, the real problem lies with the landlord, The Naftali Group, who have shown time and time again that they do not care about their tenants. Their only concern is collecting rent, and that’s where their involvement ends. I was paying thousands of dollars a month, yet the appliances in my unit were outdated. I did my own research and confirmed they were years past their prime. When they broke down, Naftali refused to replace them. Management tried to assist, but it became clear their hands were tied. It's unacceptable, especially at this price point. The elevators were constantly out of service, leaving residents waiting endlessly or walking multiple flights. On top of that, the building has a serious roach problem. The exterminator they sent to my apartment would show up, spray for maybe 30 seconds, and leave. It felt like a check-the-box exercise with zero actual care or follow-up. The common areas were unbearably hot during the summer because the air conditioning hasn’t worked for years including this most recent summer before I moved out. At times it was so bad I couldn’t even use the gym. When we spoke to our neighbors, we learned they were dealing with many of the same problems. In short: you’re paying luxury prices for slumlord service. Unless you enjoy throwing money away and fighting for basic living standards, look elsewhere. The only silver lining was the building staff who did their best under impossible conditions. But unfortunately, their efforts couldn't make up for the landlord’s total neglect. I do not recommend this building at all.

One of the WORST possible places you could find yourself even if the amenities are enticing. I cannot express to you how badly these landlords have treated me the toll it has taken. They will do anything in their power to make things as difficult as humanely possible for you and work the system to make sure you have absolutely no recourse and have to pursue legal action or leave. They want you to leave so they can raise the rates, especially after the pandemic. They do NOT do repairs and especially do not fix flooring. PLEASE I implore you to stay away. NONE of Naftali give a ---- and even put FAKE reviews on their google listings to show face with their investors. Their own legal team is listed as someone who lives in this building to give a 5 star review and they implored their own staff and friends to leave reviews and this is now a civil penalty in NYC. Their actions cannot possibly save them money as they hire defunct contractors and have and insane turnover rate and make constant terrible business decisions. They will also not properly take care of the structure of the building or PROPERLY tackle mod issues. PLEASE stay away, I wish Naftali could answer for their illegal activities but they get away with it EVERY time.

Naftali is absolute garbage they treat their workers and residents like complete dog sh** stay far away they do not pay for any repairs and instead do bandages I have witnessed so much Eva and miki from naftali group are complete scum!!!!! The doormen and porters are some of the most wonderful people we have ever dealt with. The management company and ownership are some of the worst people we have ever dealt with. The current super is a great guy who's completely hamstrung by an ownership team that refuses to pay for basic upkeep (if you move in here, you will likely find that your apartment hasn't been turned over, because they won't pay to do it unless forced). The former super was an abusive jerk who refused to wear his mask properly all throughout COVID while forcibly exposing tenants to his unsafe habits by loitering in the lobby; towards the end of his tenure, he screamed at a tenant who asked him to wear his mask *in the elevator*. Management knew this, and did absolutely nothing. We had a suicide a few years ago. Management sent one "don't look out the window" email and nothing further -- and they traumatized a staff member by making him clean up the aftermath. We also apparently had unsafe balconies that were only dealt with because a tenant called the city. Management will not return your emails for months at a time, then lie and say they didn't receive them. If you go above the direct contact's head, her boss will pretend he's not her boss, and that if he is able to do anything at all, it's some sort of favor to you. You will have to fight like hell and threaten legal action to get your security deposit back. ALWAYS cc: as many people as possible, whatever your complaint, up to and including Elliman and Naftali higher ups. Hey, the rooftop is great, when it's not inexplicably shut down for months at a time. But the owners and the management are straight-up bad people. If you can live somewhere else, live somewhere else. PS: This didn't happen to us because they refused to actually deal with our security deposit until so much time had passed they had to give it back even if there were issues, but we've heard stories of tenants being charged hundreds of dollars to fix electric outlets that never worked in the first place. Management knows they were simply installed wrong -- holding tenants responsible is basically a scam. So if you do move in here, document EVERYTHING on video -- plug in a light into every single outlet, etc -- and send those videos to ownership and management to document.

The property manager, "S", and her staff is absolutely terrible. She refuses to answer any emails or calls, is non-existent in participating in building management. Her secretary, "J", is even worse. They avoid working by ignoring calls. Incompetent property managers leads to a headache while living there. It actually took reaching out to the CEO of douglas elliman to obtain a security deposit. They illegally held our money hostage. Don't waste your time with these property managers.

The team was very accommodating when we reached out needing to extend our lease for two months. They were nothing but understanding about our situation, and quick to help when we expressed our anxiety about having to move out with an infant while we waited to close on our new property. Thank you for advocating for us, and to Sharon and Analiz! Concierge staff is wonderful! Always friendly and helpful. Rooftop is great! There are tables and lounge chairs and a large BBQ, a great environment overall. Apartments themselves are nice, but for a relatively new luxury apartment, there seem to be a lot of plumbing or appliance issues relatively often. Staff is usually quick to respond.

The building workers are amazing. The doormen and foremen and super. However, management is absolutely awful. No one can get a hold of Shimica the property manager. Several appliances are cheaply made and break easily. The building terraces had cracks that only got fixed or even addressed because a disgruntled resident had to call the city. They push a big price tag, and the neighborhood is great, but this building is absolutely not worth the price. They lie and refuse to help. They also treat their workers horribly. After a woman died by suicide jumping from the roof to the outside patio, they made the foremen clean up the aftermath instead of paying the city. Management is truly horrifying. Stay away. We will be getting out soon.

Whatever you do, please do not convince yourself to live here. We signed a lease in spite of all the bad reviews and regret it. They lied to us by saying management has changed and is better, but the management has been MIA. All our emails and phone calls have been blatantly ignored. The niceties is a facade. Cheap appliances break and if you want them fixed they charge you hundreds of dollars after blaming you for it. You've been warned.

RENTER BEWARE! The only good thing about this building are the doormen! Management is actually terrible - and will lie to your face. Things CONSTANTLY break and repair requests go unanswered. Many residents have had ongoing leak issues, AC issues, floors, etc. May look great at first glance but you’ll soon realize everything breaks, the appliances are cheap and refurbished, and the building was constructed poorly (they are currently doing construction to the building as most of the balcony foundations were crumbling). Would highly recommend taking your money elsewhere. Living here is a constant headache!

The neighborhood is great and the building is close to everything, but this building is a serious headache. I've lived here for quite sometime and Douglas Elliman Property Management has not done a good job managing the property. If you ever need something from the property manager, good luck, you won't get a response by email or phone. If something breaks, even water issues, be prepared it won't get fixed for months. Now it's even difficult to get access to the gym due to their scheduling system and the times they offer are absurd.
