Pros: Inside the building is very clean and maintained. Management company is pretty quiet except when trying to exploit you for money. Cons: Garbage is horrible. There are rats everywhere - no one wants to step out there so they just throw trash from the door instead of in a can-- causing an endless cycle. The garbage even blocks the bike parking. Laundry never works. Somehow everything comes with a fee. When I locked myself out by accident on my first week, landlords charged me $100 and made me wait 4 hours in the middle of July to unlock the door. Have a leak? $500 fee. Go on the roof? $500 fee. Don't have two brackets under your AC? $500 fee. However, the worst has been trying to get my security deposit back. It has been two months of blatant violation of the law. Landlords must provide receipts for any part of deposit withheld; they refuse to provide this. They must also return within 14 days; I'm now at 2+ months trying to get it. They simply do not respond to emails or even certified mail, and now I am forced to go through the courts. Most landlords suck, so my best advice to prospective renters is you can go for it, but know your rights and cite them OFTEN.

Unit 6 Pros: Solid older construction. Decent price for space Cons: Very noisy and lots of traffic, right on an on-ramp of the BQE. Building is in the vicinity of a Sanitation Department Depot, so tons of trash trucks rolling by. Experienced several clogged drains across the plumbing, water dripping from the ceiling, and unresponsive super. Advice to landlord: Get a responsive super and look at building wide plumbing renovations

Pros: this building used to be decent. management changed in fall 2021 and they have completely flushed it down the toilet. place is falling apart and management doesn’t care if tenants live or die. good luck if you have any type of issue here. Cons: management is essentially nonexistent except once a year when they raise the rent 30%. Been happening throughout the building for 2 years now. Mice, rats, roaches, leaks and mold that they just paint over, none of the appliances work, false advertising on the listings. They will not pay for repairs or exterminator and they have threatened some tenants in the building. Also, shady with money. it’s a HELL NO from me. Advice to landlord: give up and sell the building you clearly don’t want to be responsible for it and this place is a health hazard

Pros: Good neighborhood, very close to R train, some nice old neighbors which is being pushed away one by one Cons: They will treat you like shit. Never repair anything thing. Jack up the rent by 30% plus. When you will move out they harass you and push you to move out even before the day that the lease end. They send emails that are very unprofessional and full of typos. Once they know you won't renew the lease without consent they'd send your contact info to a hundred agents who would keep calling you for showing your place, and they will force you to provide access to your apartment 7 days a week for showing & viewing. They charge you extra for repair but never be able to send you a list of the details of the cost. You have to fight hard to get the full deposit back. The air quality is bad, you see a new layer of dust on the surface of furniture every day. If your room is on the highway side, you never want to have your window open Advice to landlord: Really have nothing good to say.

Pros: The building was great until the new management. People left you alone. Reliable supers. Still affordable. Close to restaurants and bars and cafes. Cons: MANAGEMENT SUCKS! Horrible. Greedy. Raised the rent $600 and said, "market value." Made a few changes like added tile to the bottom two floors and some stupid chandliers. But everything's the same. Supers have bad attitudes. They make everything more difficult than it needs to be. Tries to charge $150/month for a dog. Never responds on email. When they do they are assholes, rude and just mean. People have called 311 to no avail. Advice to landlord: Sell the building to people who care.

Unit 22 Pros: The people who live in this building are mostly great neighbors and the neighborhood is so lovely. Cons: The loveliness of the area and the other tenants is completely overshadowed by how awful the landlord is. They do not care if you have pests, if you have leaks, if you have any kind of issue. They are quick to blame tenants and slow to provide solutions. The building is old and they would rather repaint all the doors and put in new ugly chandeliers than pay for pest control or proper gargbage management so the trash alley is overtaken by rats the size of yorkies. Advice to landlord: figure your management team out or continue to lose tenants.

Pros: Location, close to subway, beautiful street Cons: New management company as of October 2021 sucks. They are disorganized and disrespectful. The rent increases aren’t worth it. We don’t even have laundry in building. I’m paying a lot of money for a box. Advice to landlord: Treat tenants with respect.
