Pros: Shared work spaces, rooftop, large windows, central ac, and having a garbage chute and laundry room in the building. Cons: My neighbors have parties on the roof and prop outside doors open to let anyone in. It’s nice for them but sucks for anyone that wants to grill or chill up there. Flushing Ave is super loud, but I heard living above the dog run is even louder. You pay too much money for electricity which includes your tiny water heater which brings it up to (on average) $200+ a month. That heater will never give you enough to fill your bathtub, sorry! There’s no accountability for any of the building rules, which means shared amenities are abused and there’s dog poop everywhere.

Unit 417 Pros: Staff are wonderful Looks great on the outside Amenities are great if they were open Cons: Fire alarm constantly goes off- no vent above cooker Can’t access mail in a timely manner because the management doesn’t staff enough people Smells come through the vent as there is no filtration You can only fill the bath 1/4 way with hot water as they have water tanks too small to fill the bath !!! Advice to landlord: Upgrade the water tanks please!

Pros: The cleaning staff are nice people. Cons: This building is the worst I’ve ever lived in with all the drug use and cigarettes constantly being smoked inside. But not only do I have to deal with that on a daily basis. I have to deal with a man who has been banned from the building constantly being around drunk and harassing me and threatening me. Management did nothing at all and does nothing at all. So no security in the building at all. And then to make matters worse someone on the fifth floor apartment facing Forrest street people were throwing things lit on fire at residents walking on the sidewalk. It almost hit me and came extremely close to another woman who was crying after the incident walking her dog as well. My car has been keyed and vandalized in the garage, and management did nothing. Did not care in the least. I can say this has been the worst experience as a tenant I’ve ever had my whole life of renting. I’ve never had things lit on fire thrown at me and nothing be done about it after. I’m horrified here. Advice to landlord: Sell the building to people who can handle it.

Pros: Fancy waterfall in the building lobby Cons: DO NOT MOVE HERE! My partner and I have lived here since July 2020 and from the second day of living here, it has been a nightmare. Not only were we harassed and threatened by one of their doorman staff (whom, has since then been terminated), but we've had an intoxicated tenant come to our door and nearly harm us with a knife (of which the building did NOTHING to resolve), and our dog was recently attacked by another tenant's dog (and you guessed it, the building has taken NO action to resolve our concern). The superintendent doesn't work weekends, so if you have an issue Friday night, expect a response the following Monday or Tuesday. The property management team fails to respond to calls/emails from tenants (known issue); so if you get into an altercation with another tenant and you are physically harmed, don't expect a reply back, just deal with the pain. Someone parked in your parking spot? Too bad, even though you pay $200+ a month for the designated spot. Just because you pay monthly for an in-building storage unit, that doesn't mean your personal items are safe from being discarded, since the management team and in-house management have poor communication and don't update their records. Your UPS package arrived at 9am, but you won't be able to pick it up until 8-8:30pm. Oh it's urgent? Too bad - It takes their staff several hours (up to 24 hours) to prepare tenant mail. Lastly, your rent per month here is similar to that of what an average mortgage would be, but it feels like you're living in the projects. (Fancy waterfall in the lobby, though. So, at-least there's that..) This building is nothing but smoke and mirrors. Don't move here, seriously. Advice to landlord: Quit or sell the building to someone who will do better.

Pros: - The roof. - Building staff are all great Cons: - Everything is poorly constructed, things falling apart all over and it’s only two years old. Walls are paper thin. The HVAC system has no filters of any kind so you get cigarette smoke and all kinds of odors from apartments nearby. -During Covid management repeatedly harassed people for nonpayment of rent, threatening eviction when there was a moratorium. Zero enforcement of mask wearing. Amenities like the gym were opened way before the city let public gyms open (as they were mad people weren’t paying amenities fee I’m guessing). - The building staff are all nice and work hard. However they’re always understaffed and cant realistically do all they need to. Hence having to wait days sometimes to have a package checked in. Also this had led to multiple security problems, attempted breakins etc as anyone can just walk into the building. -They will try to charge you for everything. Have attempted to charge multiple tenants $300 to look at security footage after a theft occurred due to lack of building security. - Zero cell phone reception in building regardless of carrier Advice to landlord: Have some basic empathy.

Pros: Great views from the roof but they shut down the roof for most of the year. Cons: This building is dangerous. They do not staff the front desk properly (which is mean to the doormen who work really hard!) and there is basically no security. There have been two intruders (one armed!) that have come into people's apartments while they were home and didn't even have to break in as they were able to just get in through the building's front door. There are enormous parties on the roof almost every weekend (which in covid-times is really unsafe.) Management is hostile and does not respond quickly nor are they willing to work with tenants to improve living conditions. I would strongly, strongly, strongly, strongly recommend moving elsewhere if you are considering living here. I wish I had. I regret living here enormously. Advice to landlord: Staff the front door! Please.
