Pros: The apartments are spacious, and seem pretty nice. The roof amenity when not overcrowded is super nice. The gym has some nice touches (e.g., treadmill desks). All of the front desk staff were amazing! Cons: Management is slow to respond and nickels and dimes you for everything. The other tenants can be pretty disrespectful (dog poop in the halls and stairways), inviting huge parties to the roof, leaving trash on the roof. Advice to landlord: Try to meet people half way, and treat your door staff with the utmost respect, they put up with a lot.

The amenities are great! Wonderful community in the building, and close to the L and J trains! The doormen are lovely, and it’s awesome that I can get my packages delivered safely and even groceries which are chilled until I get home from work. Love the sauna!

Pros: The building itself is great - good location (convenient to the J, M, and L trains), decent space in apartments, really nice bathrooms, and all very new. If you pay extra for amenities, there's a good gym, sauna, and wonderful roof with grills. Maintenance and building staff are very nice and helpful. Cons: Management simply does not care and is very restrictive about many things, such as: - Roof / roof grills are only open from Memorial Day to Labor Day even though amenities membership must be purchased for a full year - Management believes that compost will attract pests and refuses to consider and get more information about the free NYC compost program, event though multiple residents have requested this - The roof top fire pit is not able to be used due to safety concerns with no information about how this might be resolved - The entire roof was closed on 4th of July 2022 for a management-sponsored party so residents could not use the grills or roof at any other point during the day, the only option was to attend this specific event. It was not communicated that the roof would be closed for the entire day until the day off. - Front desk/lobby and mailroom staffing is severely understaffed. In a building of 500 apartments, there is often only 1 person between the front desk and mailroom and frequently no one there during breaks. There seem to be random closures of the package room with no communication about the open/closed times. - Technically, there are no guests or personal trainers allowed in the gym unless you specifically book through management. Advice to landlord: Staff the front desk/mail room properly. Communicate better with tenants. Listen to tenant requests and complaints and actually make changes.

Pros: • Relatively clean in common areas • Door staff always present • Many facilities Cons: • Animal excrement in lobby and elevators • Excessive noise from neighbours at night • Hallways stink of weed and cigarette smoke

Pros: - The front desk staff is possibly one of the best things about the building. They're always friendly and as helpful as they can be. - Large apartments with large windows and ample natural sunlight - Generally the building is kept very clean by cleaning staff, however that doesn't stop irresponsible tenants from leaving their dogs' excrement in the hallways and elevators - Lots of nice shared spaces (rooftop, lobby lounge, co-working spaces) Cons: - Thin shared walls; you will hear your neighbors' conversations, music, etc. and their loud dogs. We were unlucky to have neighbors who liked to blast their music/TV/movies at full volume, so be warned if you regularly work from home. - Terrible ventilation. Strong smells from neighbors smoking inside their apartments will inevitably travel to your unit and there's nothing you can do to fix it unfortunately. - Extremely loud construction noise for all apartments facing Montieth Street. - Irresponsible neighbors who will neglect to clean up after their dogs in hallways, elevators, sidewalks. Watch your step. - Expensive electricity bills due to the electric water heaters in each individual unit. - Expensive all around - rent AND amenities. Management will find a way to charge you for everything. - Shared laundry room- many of the machines will randomly break; again, some irresponsible neighbors will forget to pick up their laundry loads and hog the machines for hours

Pros: The amenities, apartment deck, insulated windows, low noise levels, huge master bedrooms that fit king size beds, storage space in apartment, and the building management is very responsive. Whenever I submit a request for something to be fixed, someone is at my door within the day and everyone is super nice. Cons: wooden floors are scratched. Can hear everything in hallway and can smell if another apartment is cooking something or smoking (carries through vents in bathrooms). Advice to landlord: Great management company! Appreciate their quick response and friendliness. Please don’t charge extra for amenities.

Pros: Direct sunlight in the rooms Cons: Horrible Management team Advice to landlord: Hire new management at the goose property team office they never pick up the phones. Are rude when they do and can never reply to emails

Pros: Amenities are nuts here. Building staff are great. Rent stabilized. Top notch construction. Cons: Laundry room has too many broken units. Advice to landlord: The laundry room needs taking care of. No excuse for having half the machines out of commission. That is really my only complaint about the place. Been here 4 years and will be here for much longer.
