these apartments are terrible, they are poorly maintained and there are next to no white residents. the residents do not take care of the outside there is constantly trash EVERYWHERE and there are groups of ppl like 20 that hang out in the parking lot making noise running up and down the hall and bouncing basket balls on your windows it is like this everyday all day long i always complain to the office but they do nothing the children are unsupervised and free to run a muck all over the property do not live here you will regret it there have been 2 shootings since i have been here in 6 monthes i have filed 3 police reports and the security guards truck was broken into i mean how safe is that oh and no i mean no one will deliver here because every place has been heald up you can call pizza hut and ask them if they deliver they say no. my fridge was broken from the day i moved in and took a month to replace and they replaced it with a used roach infested one my dish washer also never worked since i moved in and it took 5 months to replace. non of the outlets work and there are no light fixtures in any bed rooms

02-2011 It is true that children run around in all neighborhoods, and sometimes I do see parents supervising their children; but at other times the children are outside my window yelling and screaming, banging beats on electrical boxes, throwing footballs and hitting my car, and my favorite standing in the breezeways bouncing basketballs off my wall... imagine the sound of a basketball repetitively hitting your living room wall knocking your pictures down and echoing throughout the breezeways. As far as the gates go, yes the "exit" gate on one side is working, but the young lady in the front office explained to me that the entrance gate was going to cost a great deal of money to fix, and so all though they want to fix it, they can not at this time. I haven't had problems with towing, and I do sometimes see officers wandering through the complex during the day and night. But even with this, I still had to listen to an argument taking place outside of an apartment down the street for an hour and a half, screaming accusations of cheating and molestation. I have witnessed drug deals, seen people race though the parking lot like it is a freeway and I have seen bags of trash in the pond. Though I do understand that the apartment complex can not catch everything and they at least give some effort. The roach problem is horrendous, and it is not necessarily because you are dirty. The leasing office would not allow me to see my apartment until I signed the lease and picked up the keys, assuring me it was just like the model and I would love it. When I walked through the front door carrying my boxes the house was covered in roaches. They roaches literally fell off the ceiling onto my person. I asked for bombs, the complex brought me 2, 2 bombs for an apartment that is 3brm/3bth and approximately 1200 square feet, so totally not enough to do the job. I had to go buy my own and it took 10 bombs in the end. I have spent months and good deal of money trying to rid my home of the roaches. I can finally say they are minimal, but they are not totally gone, the roaches disappear and then come back. But I still see them in the kitchen on a daily basis. I am considering fogging the house again, but I really don't have the money to buy all the foggers at this time. It is very difficult to get things fixed in your apartment. I have met the maintenance men and they seem to be nice and they get the job done most times, but most of the time work orders are never even submitted to them. I can not tell you how many times I have made a request only to find out 2 weeks later that it was never submitted, requested the workorder again and still found out they never wrote it up in the leasing office. To this date that is they have only fixed one thing that I put on the walk through on three months ago. Although most of the issues I had are minor and I can live with them, many times I have simply resorted to doing my own maintenance. All things being said I am satisfied with my apartment. The leasing office seems to be more concerned with getting new tenants than keeping the ones that they already have. The caliber of people, in general, that live in the complex is low class. The roaches are bad, and it is hard to get your maintenance issues taken care of. But the apartments are huge and low cost and they look pretty nice inside. They are worth the price paid and sometimes you just have to put up with other things. All of the above mentioned problems are consistent with other low cost apartment complexes, you get what you pay for. I personally feel that I am getting a good deal at this time.

I CURRENTLY LIVE IN CLEARWOOD VILLAS AND I AM NOT HAPPY AT ALL THE ROACHES ARE HORRIBLE I AM CONVINCED THERE IS A PROBLEM W/ THE COMPLEX THE PARKING IS HORRIBLE DEPENDING ON WHAT BUILDING YOU STAY IN THE KIDS ARE UNRULY AND DISREPECTFUL BUT WHAT MORE CAN YOU EXPECT FROM GOVERNMENT APTS

If you are looking at these apartments TURN AWAY! All the office people are trashed! They lie to get you in and then here comes the kids and stealing. This is a bad area to be in if you have a nice car. They towed my car and then somebody broke into it. They sometimes have security but I guess not on that night!Please take my advise DO NOT MOVE HERE!

I live here in Clearwood villa's. I hate it here. They tow your car in the middle of the night if you are two close to the line. The kids hang all over your car. the roaches are so bad it's crazy. They dont fix anything. I have had the same filter for three months. The late fees are crazy. If you are smart you will not make this your home sweet home. I am counting the days tell my lease is up.

Why is it every time I live in an apartment complex I have none of the problems that people spout all over this review site? When did people think that bashing a complex will actually turn people away from it? You can go into most housing communities and hear loud music, kids running around at all hours, streets under construction, etc etc. why is this any different? I lived at Clearwood Villas for a year. The only reason I'm leaving is because my roommates lost their jobs and I can no longer afford a four bedroom. They didn't have a two bedroom available at this time so I have to look elsewhere. I tell you, I see kids running around and I think safety. There are security officers walking around all night. There is permit parking so you are towed if you are parking close to the complex without a sticker. The gates are slowly being repaired and I've seen officers checking every car that comes in to make sure no major criminals are slipping in. What more do you want? Keep your apartment clean, and the roaches have nothing to eat and they leave. Enjoy the kids around the complex, they're enjoying themselves like you did when you were growing up. Take pleasure in knowing your complex is as secure as any housing area in Houston. and for God's sake shut the hell up. If you want to live in perfection, go make your own complex. I guarantee, someone will still complain about it. I love living here. I have loved living at most places I have lived. I just don't see why some people nit pick like they have a right. Somewhere, someone is complaining about how YOU live right now. Deal with it. There were no major issues at all. I had great neighbors and a great management and maintenance staff. And I would definitely recommend this for families.

I stayed at Clearwood Villa for three years and mostly all of the complaints that are here are very true. Yes, these are some very large apartments which is the best thing about them. Yes, there are kids hanging out at all times of night without parents. I feel it is this was because there is nothing recreatational to do in this area for kids from low income familes. Yes, there is somewhat of a roach problem. My problem begun when the neighbors moved in. Maybe they brought the roaches with them because I lived here for months without the night bugs. However ants,ants,ants,ants, from big,small,to foreign. I had some ants in my unit that I cannot even think of what kind they may be or where they come from. Me and my family were getting bit every time it rains and when it doesnt rain. It was even worse after hurricane ike they were coming in from the windows and under the carpet. When I complained to management they brought the bug guy here to put some type of gel in the infested areas, however it was worthless. My most biggest complaint is the entrance and exit gates that do not EVER close. Anyone can come in at anytime although this is a "private community". I expressed my concern about the gates in 2007 in which the manager, that was here at the time, stated that the gates are very expensive to fix and the company could not afford to fix them. That seems mighty strange being that they raise the rent every year and there hasn't been any advansments to the Clearwood Villa community. I then expressed my concern to the next manager and the next with little or no concern in return. There has been three diffrent managers in the past three years and the recent one has attempted to get the exit gate fixed being that he parks and lives right next to it. Im guessing he doesn't want to much traffic by his living area and his vehicle. And YES,I don't know if these walls are sheet rock or loose leaf paper. They are extremly then. You can hear your next door neighbors bath water splashing. It seems that the apartment is made of the most inexpensive material that they could find. I am gonna be honest. The only reason it took so long to move is because I was too lazy to move from the top floor. However enough was enough. Finally, there is this cream colored carpet that looked recycled. I truly believe that the carpet that was in my unit is the same carpet that belonged to the previous tenets. And YES, there is ONLY ONE dumpster it is located in the very back. Once, they put four mini dumpsters around the complex after ike, but they were only there one day. Also they open the pool after momerial day only. It is only open during their business hours then there is no access to tenets at all until they open the next day. The pool is very small, it seems as if it is only intended for a few children to play in. I witnessed the kids playing in the most merky looking pool water I have ever seen. I know that they could have at least pumped enough chlorine in the water for the sake of the kids health. It seems like the management cut corners every way possible leaving unhappy tenets year after year. When I think of a "villa" I think of some where calm and realaxing. This place isn't a "villa" it is more like a JUNGLE.

i live here now.moved in to a 3bd rm for 727/mo.....size is great, they look nice.but THEY ARE GOVT PROPERTIES which means its kinda ------. kids are always outside in parking lot and dont move out the way when driving thru.kids of allllll ages.alot of doors have dents frm break ins.my apt is by the pool and in same building has the police officer...........they robbed me on a sat in broad daylight.(when all the bay-bay's are outside) they tried to steal my flat screen off the wall n left their finger prints!! haha u fools! and it was someone who lives onsite!!! they jus sit round watchin ur schedule waitin to rob u.all the neighbors know the guys who r responsible for all the breakins that happen here.everyone says when u 1st move in they watch you and plot.then they wipe u out with wut they want.the doors r cheap hollow metal doors that kick in easily. apt staff is helpful when ur movin in and afterwards they suck to get stuff done. my kights were out in the breezeway until after we got robbed! cuz the cops had to make them fix it!!! wut a shame. and the roaches.....omg. theres soooo many! so gross.the apt look great n all but not worth getting robbed.ive seen soooo many cars with rims one day and literally the next the cars sittin on a rock!!! its a shame hard workin single families dont have a safe place to stay thats nice and roomy and affordable!! wut a shame.come visit the apt after 5pm when all the riffraff is outside!! maybe u will change ur mind bout this place! not worth it.oh and the managers didnt even fix my front door right! they jus nailed the door frame back up n the doors all wobbly on the hinges! not allowed to have pets here but i got pits to guard my house at night when were there, id reccomment the same as long as they are big enough to help protect u in case they break in while ur home!! it happens way too much! i always see cops comin cuz robbery is really bad here!

These are apartments are not good. They are dirty and after school hours kids are playing outside until 8pm and making so much noise and breaking things and in peoples vehicles. I wonder where the hell are there parents. No parents outside to even watch there kids. The manager here parks in the handicapped and doesn't move his vehicle and nobody can tow it cause he is the one that authorizes the cars to be towed. Very unfair. And if your car gets towed it ends up getting damage at the lot. People constantly breaks into your vehicle. They are so ------ if they want something GO GET A JOB, but remember they can't because they either have a felony or just to LAZY. Management sucks here and the walls of the apartments are so thin that I live on the third floor if you say something or yell you can hear in if you are on the first floor. I just can't wait until my contract is over and I am getting the hell out of here. It is so bad when it is my last months here I will pay them there rent and move out WAYYYYYY before my 30 days are even up. Not even worth your money.
